August 31, 2023: The Telangana Real Estate Regulatory Authority (TSRERA) has issued show-cause notices to three developers for alleged violations of norms in their real estate projects. The authority has directed them to provide responses within 15 days.
According to directives from the TSRERA chairman, N Satyanarayana, show-cause notices were sent to three projects – Sri Lakshmi Narasimha Country – 3 at Yadadri, Arna Infra Developers in Maheshwaram and Arambu and Aranya at Nagarjunasagar highway (Chintapalli) and Srisailam Highway (Amanagal).
Nani Developers, located near Supraja Hospital on Nagole X Roads, was sent a show cause notice for proceeding without proper approvals for the Sri Lakshminarasimha Country-3 project. A notice was sent to the developer for engaging in projects in Yadadri and for promoting ventures through pamphlets and brochures without getting the necessary Rera registration.
Arna Infra Developers is another developer in Prem Nagar Colony, Khairatabad, that was issued a show cause notice for the sale of open plots in Maheshwaram without securing Rera registration. The extensive promotional activities by the developer through brochures have also come under scrutiny.
The third developer is Ashurudu Property, situated on Manda Mallamma X Roads in the Karmanghat area, which was served a show cause notice for selling open plots along the Nagarjunasagar Highway in Chintapalli and in Amanagal along the Srisailam Highway. According to the authority, these sales were executed under the projects Arambu and Aranya without obtaining the necessary Rera registration.
According to the Rera Act, developers or promoters cannot advertise without registration of the project under Rera. Violation of such regulations can result in legal action taken against the offenders.
TSRERA issues show cause notice to five companies for violating norms
On August 23, 2023, the TSRERA issued show-cause notices to five real estate companies for allegedly violating norms in their projects and directed them to submit their reply within 15 days. These companies include Radhe Group Real Estate Company, Om Shree Builders and Developers, TMR Construction Company, Suvarna Bhumi Infra Developers and Bhuvana Teja Infra as per the directives of TSRERA chairman N Satyanarayana.
According to media reports, Radhe Group Real Estate Company was issued notice for putting up the project Radhe Panorama for sale at Usman Nagar in Ramachandrapuram Mandal, Sangareddy district, in the name of free launching without getting the Rera registration.
Om Shree Builders Developers was served a notice for taking up an additional E Block at its Om Shree Signet project without seeking approval from the regulatory authority. The notice mentioned that the company had got permission only for A, B, C, and D blocks.
Another company, the Bhuvana Teja Infra project, was issued notice for the free launch sale of plots in Hyderabad and other cities in the state at low prices.
TMR Construction Company came under the authority’s scrutiny for promotional operations through booklets and brochures without disclosing the registration number.
Suvarna Bhumi Infra Developers was issued a show-cause notice for the plot sale in Yellapur near Patancheruvu of Sangareddy district without the Rera registration number.
Media reports cited Satyanarayana as stating that without the approval of the Hyderabad Metropolitan Development Authority (HMDA), Greater Hyderabad Municipal Corporation (GHMC), UDA or local bodies and the TSRERA registration, any pre-launching/UDS/EOI programmes of real estate developments will be subject to strict action under the Rera Act.
Rera projects in Telangana can be registered online by visiting the official website http://rera.telangana.gov.in/. Developers are required to furnish every detail associated with your project for verification. These include name, photograph, contact numbers, address, amenities, parking spaces, legal title deed, development and layout plans, etc.
TSRERA introduces virtual hearing of complaints
On August 29, 2023, the TSRERA introduced a virtual hearing system, eliminating the need for citizens to visit the Rera office in Hyderabad to participate in the case hearing, as they can attend the hearing from anywhere, according to media reports. The move aims to make things easier for applicants from different districts who found it difficult to visit the Rera office in Hyderabad. The virtual hearing system was launched within 40 days of the formal formation of the full-fledged regulatory body.
Media reports cited Satyanarayana as saying that the new system is also convenient for the old and infirm to participate in the proceedings from the comfort of their homes as they do not have to attend the meetings physically.
