Ulhasnagar Property Market: An Overview

Also referred to as the city of lakes, Ulhasnagar is a suburban neighbourhood of Mumbai and located in the Thane district of Maharashtra that was once home to Sindhi migrants from partition.

Ulhasnagar is located in the Thane district of Maharashtra and part of the Mumbai Metropolitan

Region. The railway station of Ulhasnagar falls on the Mumbai-Pune line of the Central Railway

network of Mumbai. The history of this town dates back to the time of partition when it became a

colony comprising of Sindhi migrants from the partition. Although it was once a barren land, today

Ulhasnagar is a rich and well-developed colony of Thane District. Ulhasnagar was once known as the

Kalyan Military Camp which had been set up to accommodate the soldiers during World War II. The

area then had about 2126 barracks with as many as 1172 personals. Once the war was over, the

camp became a deserted and barren land and thus an ideal ground to accommodate the victims of

partitions, the majority community being Sindhis.

The town is undergoing a steady pace of infrastructural development as demand for property in and

around parts of Thane increases. Ulhasnagar is served by underground and open-surface drainage

and has water supply through the MIDC. Ulhasnagar is also home to several small businesses and

manufacturing units and is particularly known for manufacturing quality denim cloth that are

exported worldwide.

Ulhasnagar gained a notorious reputation of being a lawless town during the 1970s with numerous

gangs having formed working under the patronage of political parties. However the scenario has

changed gradually with some investors having launched their residential projects here offering

better housing facilities at affordable prices.

Ulhasnagar lies in close proximity to nearby localities such as Dombivali, Ambernath East and West,

Navgaon, KalyanWest etc. to name a few. Ulhasnagar is seamlessly connected to these places via

both roads and railways.

Ulhasnagar being primarily a manufacturing town is relatively small. It is relatively far from

employment hubs of Mumbai and Navi Mumbai.
