March 26, 2024: The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has directed promoters to register the projects with the same name as recorded on the map, approved by the local authorities, and registered with RERA, according to media reports. The move aims to avoid confusion among homebuyers.
According to an official statement, UP RERA said that the promoters must register their projects with the same name as recorded in the sanctioned map, and the names of towers and blocks must also be the same as on the sanctioned map.
RERA was finding it difficult to ascertain the completion status of the projects as also to decide the promoter’s application for closure of the project accounts because of differences between the name of the projects and the towers registered with it and the names in the OC (occupancy certificate) or CC (completion certificate), it said.Â
It was also noted that promoters were using project brand names, different from those registered with RERA, creating doubts amongst the existing and prospective homebuyers. Thus, to address such anomalies, the authority has directed the promoters to market the projects with the same name as registered with RERA.
Earlier in March 2024, the UP RERA had issued several orders aimed at protecting the homebuyers’ interests. On March 18, 2024, the authority asked homebuyers to include co-allottees’ names in their complaints and assured that necessary provisions were being made on its portal for this purpose.
On March 13, 2024, the UP RERA instructed developers in the state to furnish project registration certificates containing QR codes to both current and potential homebuyers.Â
