What is 7/12 Raigad?
The 7/12 Raigad is an extract from a land register maintained by the Konkan division in Maharashtra. The 7/12 Raigad is made of two forms – Form VII on the top and Form XII at the bottom. You can check 7/12 Raigad online on the Mahabhulekh portal or access 7/12 Raigad offline by visiting the tehsildar office.
7/12 Raigad: How to check?
A property owner can check 7/12 Raigad with and without digital signatures. While the unsigned 7/12 document is for a property owner to get information and details about his property, the digitally signed 7/12 Raigad document can be used by property owners for legal and official purposes.
7/12 Raigad: How to view the extract of 7/12 Raigad online without digital signature?
To check 7/12 Raigad, visit https://bhulekh.mahabhumi.gov.in/. On this page, in the box ‘To see unsigned 7/12, 8A and property sheet’, select the section as ‘Konkan’ and click on ‘Go’ after which you will be redirected to Konkan division.
You will reach https://bhulekh.mahabhumi.gov.in/Konkan/Home.aspx.
Choose 7/12 and select district as ‘Konkan’.
Select the Taluka and Village from the drop-down box.
Now, search using:
- Survey number/group number
- Alphanumeric survey number/group number
- First name
- Name in
- Last name
- Full name
Then, click on to find out to see the 7/12 Raigad extract.

7/12 Raigad: How to view 7/12 Raigad extract with digital signatures?
Click on the link https://mahabhumi.gov.in and you will be directed to the following page:
Under the ‘Premium Services’, click on ‘Digitally signed 7/12, 8A, Ferfar and Property Card’ and you will reach https://digitalsatbara.mahabhumi.gov.in/DSLR.
Login using your login ID, password and captcha. Click on ‘login’ to access your digitally signed 7/12 Raigad.
A user can also login using OTP. First, select OTP-based login and enter your registered mobile number. Click on send OTP.
A message saying ‘OTP sent on your mobile’ would be seen on the screen. Enter the OTP you have received. Once you click on ‘verify OTP’, you will reach the 7/12 Raigad digitally signed page.
Enter the district, taluka, village, search survey number/gat number, select survey number/gat number.
As you should pay Rs 15 for every download of the 7/12 Raigad certificate, check the balance. If the balance is zero, click on ‘Recharge account’ to add money to your wallet.
Once payment is done, you can see your digitally signed 7/12 Raigad that can be downloaded and used for official purposes.
Note, all the record of rights (RORs) on 7/12 Raigad are digitised, updated, digitally signed and available for download, except for those under litigation.
