The TS-RERA website provides a host of services are provided for homebuyers, developers as well as real estate agents.

The Telangana State Real Estate (Regulation & Development) Rules 2017 was notified on July 31, 2017 to carry out the regulation and promotion of the sector within the state as well as ensure fair practices and efficiency. TS-RERA serves notices to three developers for violation of norms

August 31, 2023: The TS-RERA has issued show-cause notices to three developers for alleged violations of norms in their real estate projects, according to media reports. The authority has directed them to provide responses within 15 days.

Telangana Real Estate Regulatory Authority introduces virtual hearing system

August 31, 2023: The TS-RERA, on August 29, 2023, introduced a virtual hearing system, which will eliminate the need for citizens to visit the RERA office in Hyderabad to participate in the case hearing, according to media reports. The move aims to make things easier for applicants from different districts who found it difficult to visit the Rera Office. They can now attend the hearing virtually from anywhere. The virtual hearing system was launched within 40 days of the formal formation of the full-fledged regulatory body.

 

How to file complaint in RERA Telangana?

Filing a complaint with the authority is not web-based as of now. Therefore, the following steps apply: Any aggrieved person may file a complaint with the Authority for any violation  in Form ‘M’ until the application procedure is made web-based, which shall be accompanied by a fees of one thousand rupees in the form of either a demand draft or a bankers cheque drawn on a scheduled bank in favour of Authority and payable at the branch of that bank at the station where the seat of the said Authority is situated or through online payment. The authority follows this procedure:

1) The Authority issues a notice along with  particulars of the alleged contravention and the relevant documents to the respondent

2) The respondent against whom such notice is issued can then file his reply in respect of the complaint within the period as specified.

3) The notice may specify a date and time for further hearing and the date and time for the hearing shall also be communicated to the complainant.

4) On the date so fixed, the Authority shall explain to the respondent about the contravention alleged to have been committed in relation to any of the provisions of the Act.

If the respondent, pleads guilty, the authority will record the plea, and pass orders including imposition of penalty as it thinks fit in accordance with the provisions of the Act or the rules and regulations, made thereunder. In case the respondent is not guilty, the authority will demand an explanation from the respondent. It may also dismiss the complaint altogether if it is satisfied with the explanation. It may also carry out an inquiry if need be.

Step 4: Upon successful completion, you will be directed to your account. You will be required to fill in all the details and validate with documents.     You can download all necessary forms from here.

 

RERA Telangana: Documents required to register a project on TS-RERA

In order to successfully register yourself as a developer, you are required to submit details such as name, photograph, contact numbers, address, information about other partners and directors in the company, PAN, Aadhar, annual report, auditor’s report, details about the project, amenities, parking spaces, legal title deed, development and layout plans, joint development agreement if applicable, details of the land etc. In short, you will be required to furnished any and every detail associated with your project for verification.

 

How to register as a promoter at TS-RERA?

  • On the TS-RERA login page, click on ‘New Registration’ link and you will be redirected to the new user registration page

  • Choose user type as ‘Promoter’. Provide the relevant details and enter the captcha code. Click on ‘Create User’.
  • You will receive a verification mail on the email provided. Click on the activation link to complete the registration.

On the homepage, go to the ‘Services’ tab and opt for ‘Real Estate Agent Registration’. The process of creating an account as an agent is similar to how promoters are required to create their account as explained previously.
