Allottees of DDA luxury flats complain about poor construction quality

April 16, 2024: Several buyers of the Delhi Development Authority’s (DDA) luxury flats have written to the authority on April 8, 2024, raising concerns about the uneven construction, rusting iron fittings and seepage issues in the under-construction project at Dwarka, Sector 19-B, according to a report by Indian Express.

As per the report, allottees said that soon after the bidding process, they began to notice issues in the construction quality. They noticed shattered wall tiles, revealing patchy cement underneath and pipes and iron reinforcements gathering rust, raising doubts that older fittings could have been used. Furthermore, shafts with unfinished walls and plastering already had pipes installed in them.

Earlier, the allottees expressed concerns when they found that the complex had not been registered with the Real Estate Regulatory Authority (RERA). Finally, the Golf View condos were registered under RERA after the DDA submitted a complete application on March 15, 2024. The RERA registration was completed on April 2, 2024, after repeated requests and intervention by RERA. The RERA also instructed the DDA to establish an escrow account to safeguard allottees’ funds. As per the DDA’s brochure, the project was scheduled to be completed by June 2024 but it has now informed RERA that the deadline may extend to October 2024.

As per reports, several allottees have expressed financial concerns that their loan EMIs have started and some are spending for their rented accommodation.

As cited in the media report, a DDA spokesperson said that the Golf View Condos in 19B were offered for sale after providing full access to all prospective customers. Camps were organised to further enable the process. All customers participated vigorously after seeing and selecting their choice of apartment. DDA shall stand by its history of providing quality accommodation to all its customers.
