AMPA Group, IHCL to launch Taj-branded residences in Chennai

The project’s construction cost is estimated at Rs 800 crore, with AMPA having already invested Rs 200 crore.

May 17, 2024: Real estate developer AMPA Group, in collaboration with Indian Hotels Company (IHCL), has introduced the Taj Sky View Hotel & Residences in Chennai. This integrated development encompasses a 253-key Taj Hotel along with 123 Taj-branded residences. Situated on Nelson Manickam Road in central Chennai, this greenfield project offers a luxurious lifestyle experience.

Spanning across 3.5 acre, the Taj branded residences boast features such as uninterrupted green power, chiller-based air conditioning and a comprehensive range of hotel-style services, including in-home dining and maintenance care. Residents will also enjoy access to the adjoining Taj Hotel’s signature restaurants such as Shamiana, House of Ming and recreational facilities including an Olympic-size pool, fitness centre, J Wellness Circle spa, Niu&Nau salon, and Spectre theatre.

Under the partnership agreement between Ampa Group and IHCL, the developer will finance the project while IHCL will oversee operations for the entire property for a 30-year period, including maintenance of the 123 homes on-site. The sale of residences will contribute to funding the hotel’s operations. The project’s construction cost is estimated at Rs 800 crore, with AMPA having already invested Rs 200 crore.

Residences at Taj Sky View will start at Rs 6.5 crore for units of approximately 2,500 square foot (sqft), while the largest units, spanning 5,900 sqft, could cost upwards of Rs 19 crore. The hotel is slated to be completed and operational first, followed by the completion of the residences.
