CIDCO Nerul plot sold for 6.5 times the base rate

Located on Palm Beach road, the Nerul plot of area 2,459 sqm received highest bid and was sold for Rs 6.72 lakh per sq m

A 2,459-square metre (sqm) residential-cum-commercial plot at sector 4, plot no 23, Nerul, Navi Mumbai, was sold at Rs 6,72, 651 per sqm rate in a CIDCO e-auction. This is the highest bid that CIDCO has received in Navi Mumbai.

Located near the Palm Beach Road, Nerul, the base rate of plot no 23 at sector 4 with FSI of 1.5 was Rs 1, 04,301. The winning bid was around 6.5 times this amount made by Aramus Heaven LLP, who will pay around RS 165.50 crore lease premium to CIDCO plus 18 % GST.  The Earnest Money Deposit (EMD) fee paid to participate in the CIDCO e-auction of this plot was Rs 2,56,51,058.00 . This Nerul plot was part of the 13 residential as well as commercial plots offered by CIDCO across Navi Mumbai nodes including Ghansoli, Koperkhairane and Nerul in March 2023.

In November 2022, CIDCO had sold a Sanpada plot for 5 times the base rate, a highest bid that Navi Mumbai received which was outdone by the Nerul plot, in March 2023.
