The Delhi Metro network is the largest and busiest metro network in India. It comprises nine operational lines with several extension projects underway. Delhi Metro’s Phase 4 was planned to ensure last-mile connectivity to various localities in the National Capital Region (NCR). As Delhi continues to grow, the need for infrastructure and public transportation increases. The Delhi Metro Rail Corporation (DMRC) has planned the Delhi Metro Phase 5 aimed to boost connectivity within the city.
On December 24, 2025, the Union Cabinet, chaired by Prime Minister Narendra Modi, approved the Delhi Metro Phase 5A expansion project developed at a cost of Rs 12,014.91 crore. Phase 5A of Delhi Metro will comprise three new corridors covering 16 km – R.K Ashram Marg to Indraprastha, Aerocity to IGD Airport T-1, and Tughlakabad to Kalindi Kunj. The funding for the metro project will be sourced from the Central government, the Delhi government and international funding agencies.
Moreover, the Delhi Metro Phase 4 comprises various upcoming routes, such as the 20.2-km Tughlakabad-Delhi Aerocity corridor, 12.54-km Majlis Park-Maujpur line, 28.92-km Janakpuri West-RK Ashram, 12.58-km Inderlok-Indraprastha section, 21.72-km Rithala-Narela line and 7.96-km Lajpat Nagar-Saket G Block line.
The expansion of the Delhi Metro network is expected to increase connectivity to different parts of the city and it will also steer new real estate developments.

Delhi Metro Phase 5A: Approved lines
Line 1: R.K Ashram Marg to Indraprastha

The RK Ashram Marg – Indraprastha section will connect various localities of the west, north and old Delhi with central Delhi.
It will be an extension of the Botanical Garden – R.K. Ashram Marg metro line, ensuring easy access to the Central Vista area, which is currently under redevelopment.
Line 2: Aerocity to IGD Airport T-1

Line 3: Tughlakabad to Kalindi Kunj

The two proposed metro lines, Aerocity to IGD Airport T-1 and Tughlakabad to Kalindi Kunj, will connect south Delhi with the domestic Airport Terminal-1 via areas like Saket, Chattarpur, etc. and ensure faster access to airport commuters.
Central Secretariat to become a triple interchange metro station
January 30, 2026: The Central Secretariat Metro station will become a triple interchange station on the Delhi Metro network following approval of the Phase 5A corridors, according to the DMRC. Triple interchange stations will offer easy transfers between three metro corridors at a single location, reducing travel time for commuters. At present, the Central Secretariat metro station serves as an interchange between the Yellow Line and the Violet Line. It will soon offer an interchange facility to the Magenta Line. Â
Further, with the Delhi Metro Phase 5 approval, the Delhi Metro will have five triple interchange metro stations, as per reports. At present, Kashmere Gate is the only metro station offering triple interchange facility to passengers. Under Phase 5, the following metro stations will offer a triple interchange facility.
- Central Secretariat: Connecting to the Yellow Line, Violet Line and Magenta Line
- Azadpur: Connecting to the Yellow Line, Pink Line and Magenta Line
- New Delhi: Connecting to the Yellow Line, Airport Express Line and Magenta Line
- Lajpat Nagar: Connecting to Violet Line, Pink Line and Golden Line
- Inderlok: Connecting to Red Line, Green Line and Magenta Line
Currently, there are 29 interchange stations in the Delhi Metro network. The total number of interchanges will be 43 once the Phase 4 metro project is completed and it will increase to 46 with Phase 5A project completion.Â
Delhi Metro Phase 5 real estate impact
Enhanced connectivity and reduced traffic congestion
The new metro lines under the Phase 5 project are expected to boost connectivity and meet the growing demand for efficient public transportation in Delhi. The Central Vista corridor will connect to all the Kartavya Bhawans, thereby ensuring smooth connectivity to the people travelling in this area, benefitting about 60,000 office goers and two lakh visitors every day. The upcoming metro corridors are also expected to reduce traffic congestion and vehicular pollution.
Increase demand for properties
With the upcoming metro infrastructure, the localities around the metro corridors will see an increased demand for commercial and residential properties. This will steer new developments, resulting in an increase in property prices and rental rates. Moreover, investing in a property close to a metro station is expected to offer higher returns as prices are likely to appreciate as the metro project progresses.
