The ratio between the built-up area and the plot’s total area is known as Floor Space Index (FSI). Other names for FSI are Floor Area Ratio (FAR) or Floor Space Ratio (FSR). The National Building Code (NBC) governs the FSI, FAR, or FSR. FSI is an important terminology and can be mentioned as the base of any real estate construction activity.Â

Floor Space Index (FSI) permissible in Pune
According to the Maharashtra Urban Development department, under the provisions of Maharashtra Regional and Town Planning Act, 1966, a transit-oriented development is planned for Pune. According to the planning authority, a 500 m radius around Pune metro stations is permitted. The city is permitted to have a maximum FSI of 4 in the Transit Oriented Zone.

PMC proposes high FSI near metro stations
- Under the Unified Development Control and Promotion Regulations (UDCPR), the Pune Municipal Corporation has proposed a higher FSI near metro stations.Â
- These areas will be executed as per local area plan (LAP) around Vanaz, Swargate, Pune Railway Station and Ramnagar-Baner stations. This will be implemented within 500 m around these stations.Â
- With this proposal, PMC will offer added FSI, give opportunity to convert residential to commercial property, promote metro feeder service etc.Â
- The LAP around these four metro stations is part of the pilot project, with a deadline of April 2025.Â
Ancillary FSI in Pune
This is the additional floor space index granted for a project after the grant of basic FSI. In Pune, ancillary area FSI is allowed up to 60% of the proposed FSI in development permission, and this can be extended up to 80% for non-residential uses. The ancillary FSI charges in Pune are 15% for Pune Municipal Corporation.Â
