The Goa government has increased the mutation charges on large tracts of land through a notification issued on December 2, 2022, The Goan reported. The move by the government comes amid a substantial increase in property purchases in the beach destination.
Landowners possessing large tracts of land in Goa through inheritance will have to pay a standard mutation free of Rs 1,000. The same mutation fee will be applicable on land ownership acquired through succession, survivorship, inheritance, partition or court decision.
Rates are different in case of purchase, depending on the size of the land. For a land parcel of up to 1,000 square metre, mutation fee of Rs 1,500 will be charged. For a parcel above 1,001-5,000 sqmt, the fee is Rs 2,000. For parcels above 5,000 sqmt but up to 10,000 sqmt, it is Rs 3,500. For a land parcel of 10,000 and above, the fee is Rs 7,500.
In 2016, the state government has hiked mutation fee for a parcel of property up to 1,000 sqmt to Rs 1,000; for above 1,000 sqmt and up to 10,000 sq mtr to Rs 2,500; and for every property above 10,000 sqmt or above to Rs 5,000.
Last year, the Goa government empowered sub-registrars to grant mutation certifications at the time of property registrations to expedite the procedure. Before this only mamlatdars in Goa had the power to issue mutation certificates.
