For a land-starved city whose growth curve shows no signs of slowing down, the challenges that Mumbai faces in developing adequate commercial and residential spaces to meet the booming demand are multi-faceted. While, on one hand, the city must focus on decongesting its overcrowded business districts, on the other, it must also contend with a growing gap in the supply of quality residential projects. In the search for suitable alternatives, Goregaon has emerged as an under-the-radar frontrunner. The suburb is currently witnessing a resurgence in terms of its popularity and relevance – massive infrastructure upgrades have made Goregaon more accessible than ever before. The rapid urban development that this area has witnessed in recent years has significantly upgraded the quality of life. Enhanced connectivity, surging commercial and residential development, and improved social infrastructure have all come together to lead the resurgence of a suburb that is brimming with opportunity, possibilities and growth.
Making Room For Growth
Goregaon’s emergence as a bustling suburb can be traced back to the residential boom in the 1980s, followed by the construction of Film City, malls and business parks over the next two decades. While its proximity to Aarey Colony and, by extension, to Sanjay Gandhi National Park offers a valuable green buffer and a proportionally improved quality of life for residents, it also places limitations on the potential for the suburb to expand its horizontal boundaries. At the same time, many of Goregaon’s existing structures are in dire need of an overhaul – the underlying reasons range from compromised structural integrity to the growing demand for contemporary amenities. Redevelopment can not only preserve valuable open spaces and green cover and address pertinent concerns such as flooding and waterlogging by integrating modern civic infrastructure; it can also enable Goregaon to reach its potential as a preferred residential and commercial hub in Mumbai’s thriving real estate landscape.
Western Mumbai’s Rising Star
Goregaon’s location in the heart of Mumbai’s Western suburbs gives it a distinct strategic advantage in terms of connectivity. This has been further accentuated by recent infrastructure improvements – the Metro Lines 2A and 7 have drastically cut down the travel time between Goregaon and key areas across the city including Andheri, Malad and Dahisar. This has spurred a corresponding increase in appreciation of property prices within 500 metres of metro stations, which are now are commanding a 15‑20 per cent premium. Goregaon East’s Metro Line 7 has boosted property prices by 6–12 per cent in certain pockets. Further, the suburb is well connected by the Western Express Highway to both South Mumbai and the northern suburbs. While Link Road and SV Road link Goregaon to the east and west corridors, the area’s easy proximity to both the international and domestic airports has thrust it into added prominence. Finally, the Goregaon–Mulund Link Road and new flyovers on JVLR have further reduced travel time to and from Goregaon.
A Residential Revival
Goregaon’s planned development affords developers the luxury of space to execute high-end township-style projects. Many of these are embedded with mixed-use spaces that combine housing, retail spaces, offices, and entertainment zones to offer residents enhanced convenience like never before. Investor confidence in the area’s growth and potential have spurred a slew of redevelopment projects that are transforming legacy spaces such as Motilal Nagar and Filmistan Studios into high quality residential projects that will not only enhance residents’ living standards but also usher in a new era of economic growth. Many new projects will be built around the 15-minute city concept, which integrates residential and commercial spaces with essential services such as schools, hospitals and retail. Developers are taking notice of the changing needs and wants of modern-day homebuyers in the city – lifestyle infrastructure that includes work-from-home spaces, gymnasiums and infinity pools reflects this understanding, while features such as smart home systems, sky roofs and state-of-the-art lounges elevate the profile of redeveloped properties.
In addition to contributing to the creation of higher quality and better planned spaces, redevelopment projects will enhance the socio-economic fabric of Goregaon, thereby boosting investor and buyer interest. This, in turn, infuses momentum into the suburb’s already commendable growth spurt. With Goregaon already on the frontlines of the wave of change that’s sweeping across Mumbai’s real estate landscape, redevelopment will be the shot in the arm that not only revitalises and rejuvenates the locality but also unlocks new avenues for exploration and growth.
