Garvi Gujarat Jantri: All you Need to Know

The hike in rates that comes into effect from February 5, 2023, is applicable across the state.

In a move that would significantly increase the cost of property purchases in the state, the Gujarat government on February 4, 2023, hiked jantri rates in the state by 100%. For instance, if the Jantri rate was Rs 100 per square metre in an area, it will be Rs 200 per square metre from February 5, 2023, a government official said.

The hike in rates that comes into effect from February 5, 2023, is applicable across the state.

The increase in jantri rates, the government-calculated minimum rates of land and property in Gujarat below which a property can’t be registered in the government’s records, comes after a gap of 12 years. The state had last announced changes in the jantri rate in 2011.

Also known as the annual statement of rates (ASR), the new rates act as benchmark to calculate stamp duty and registration charges on property.

“There has been a huge hike in the rates of immovable properties in the state because of the changing circumstances on account of rapid industrialisation, urban and rural development and economic activities. In order to give continued impetus to the state’s development and to give due market value to citizen’s properties, the jantri rates that were effective from April 18, 2011 have been doubled with effect from February 5, 2023,” a press statement from the inspector-general of registration and superintendent of stamps, Gujarat, said.

Real estate developers are of the view that the steep hike in the circle rates will impact demand and be detrimental to the sector all in all.

“We held a meeting of the Gujarat city chapters of CREDAI. Tomorrow, we are planning to meet the chief minister over the issue (of jantri rates revision). We do not have any objection to the revision of jantri rates. But, it should be increased in a scientific manner. And, there has to be one cut-off date. We demand that the new jantri rates should be implemented from May 1, the foundation day of Gujarat. The new rates are going to hit the affordable housing sector. So, it should be considered while revising jantri rates,” Tejas Joshi, president of CREDAI-Ahmedabad, told the Indian Express.

“If a property is worth Rs 1 crore, a person earlier paid Rs 6 lakh on it as part of 6% stamp duty and registration charges. However, with the 100% increase in Jantri rate, the same property will be sold at Rs 2 crore. Hence, income tax liabilities on the seller will double,” says NAREDCO-Gujarat president Suresh Patel.

 

How to check jantri rates online?

You can check the Gujarat jantri rate on the Garvi Gujarat portal. To check jantri rate on Garvi Gujarat portal, visit the official site, https://garvi.gujarat.gov.in. On the home page, you will find the option ‘Jantri at the top. Click on that option.

A new page will now open, where you have to select from the Jantri rate and market rate option. Click on the former.

You will now be asked you to enter details like district, taluka, village, land type and survey number to proceed with your jantri rate search.
