- Register on the online portal using personal details and contact details. A password is generated and sent through SMS/Email. Using the user id and password applicant shall log into the online portal.
- After logging into the web portal, click on online services.
- Select property registration duration. Click on OTP to view documents.
- Enter OTP and view the Karnataka EC online.
- To download, click on Check to apply for digitally signed EC. Next click on view document.
- You will see PDF of the Karntaka EC online.
- Pay the fees for downloading the Karnataka EC online using preferred payment mode.
How to get encumbrance certificate in Karnataka offline?
- Get the EC application form – Form 22 from the nearest SRO.
- Fill the form and fix Rs 2 non-judicial stamp
- Attach all necessary documents.
- Do KYC by attaching proof of identity like Aadhaar card, Voter’s card etc.

How to update Karnataka EC?
If there is any information that is incorrect on the Karnataka EC portal, then you can update the same by invoking a rectification deed and submitting it in the SRO. Note that with the help of rectification deed, only clerical errors can be corrected. No changes to the original document and content with the rectification deed.
