After the COVID-19 pandemic, the homebuyers are not only looking four walls with basic amenities but spacious, cross-ventilated rooms with working nooks and thoughtfully designed infrastructure. They are looking to have overall ease and comfort with good connectivity, better amenities, and social infrastructure so that its value can further appreciate. According to a survey, at least 42% of respondents said they would prefer a property near a city’s outskirts, demonstrating the continued high demand for such properties. This is due to the large space that suburbs offer. Also, such localities are well-planned and developed, adding to more value. Another major reason for this shift is the current hybrid mode of working, which allows residents to spend more time with family. The value and quality of house has never been so important as it is today.

 

Offering healthy and good life

Southern suburbs of Mumbai were used to be one the most sought-after destinations for the development of shopping malls, premium lifestyle stores, and entertainment. However, everything has now found a place in the bustling suburb of Kalyan. Malls, shopping centres, restaurants, cafés, movie theatres, sports clubs, well-equipped gyms, schools, colleges, and hospitals are second to none in the entire Mumbai Metropolitan Region (MMR). New preferences, pandemic experience, and developing infrastructure, make this area one of the most lucrative centres for the real estate development.

Connectivity

Kalyan is well-positioned to have excellent development potential over the next 10 years in the MMR. Infrastructure development and improvements like the construction of Airoli-Katai and Mankoli-Mothagaon bridge will shorten the commuters’ travel time considerably. Its connectivity to six economic hubs—Bhiwandi, Dombivli, Ambernath, Ulhasnagar, Badlapur, and Thane—will be aided by this development. Vasai to Kalyan water transport service will improve commuters’ transit experiences and reduce road congestion as part of the Maharashtra government’s waterway transportation initiative. Additionally, the 126-km-long, 16-lane Alibaug-Virar multimodal corridor will significantly improve connectivity and the under-construction Dombivli-Mankoli bridge will also reduce the travel time.

The widening of Mumbai-Nashik Expressway will improve Kalyan’s connectivity to Thane.

Furthermore, the development of infrastructure like the Bhiwandi-Kalyan corridor would offer Kalyan a better connectivity in future. Also, Metro Line-5, which will link Kalyan to Thane and 17 other locations, and Metro Line-12 that will connect Kalyan with Taloja and will ensure the last-mile connectivity to the MMR, would result in a significant increase in the value of the properties here.

Kalyan-Bhiwandi Road is certainly one of the few promising micro-markets in the MMR. With ongoing, and upcoming projects and the government’s efforts and investment in the area’s development, Kalyan-Bhiwandi Road will continue to grow in future.
