Indian billionaire and chairman of the Aditya Birla Group, Kumar Mangalam Birla, owns one of the most expensive houses in India. In 2018, the industrialist emerged as the highest bidder for the sea-facing Jatia House in Mumbai and finalised one of the most expensive transactions in the country. The property is situated in Malabar Hill and spans an area of over 30,000 square feet (sqft). The luxurious bungalow was previously owned by Y Jatia, who bought the house from Meher Cawasji Vakeel in the 1970s.

The Jatia House bungalow in south Mumbai was purchased by Kumar Mangalam Birla for Rs 425 Cr after a day-long auction. Birla had paid a 10% token of the entire amount before the purchase, according to an Economic Times report.

The average price of residential properties in Malabar Hill, one of the posh localities in Mumbai, is around Rs 67,000 per square foot (sqft).

 

Kumar Mangalam Birla House: Most expensive property deal

The Jatia House bungalow in 2018 was the most expensive property deal in India. Birla outpaced Sajjan Jindal’s purchase of Maheshwari House in 2012 for Rs 400 Cr and Adi Godrej’s purchase of Rs 372-Cr Homi Jahangir’s bungalow, according to an ET report. Birla and his family were staying at Mangalyan at Altamount Road.

 

Jatia House: History

The Jatia House was built in 1928 and has a rich history. It reflects Burmese architectural features. The house was previously owned by the Jatias, which also includes Pudumjee Pulp and Paper. The Jatia family was one of the well-known business family around that time. MP Jatia, the founder of the company, moved from Burma to Mumbai in 1964 due to political unrest, according to media reports.

MP Jatia had lived in a bungalow in Burma and wanted to replicate the same house in Mumbai. The Jatia House was previously occupied by MP Jatia’s sons Shyam Jatia and Arun Jatia and their families. The bungalow, purchased by MP Jatia from Meher Cawasji Vakeel in 1971, was completely renovated in 1987.

Finally, the Jatia House bungalow became the Biral Mansion after it was bought by industrialist Kumar Mangalam Birla and recognised one of the iconic real estate properties with an impressive architectural style.

Jatia House is spread over a plot of around 31,495 sqft. The built-up area of the property is 25,000 sqft.
