Life in Mulund: All amenities are available but physical infrastructure is deteriorating

Every location in Mumbai has some or the other advantage. But for a homebuyer there are two things which impact their decision which includes your budget and purpose of buying the property. We came to Mulund in 1971 and it has been now 47 years that we have residing in the area.

We bought our house in the area because of the higher education of my brother and sister. Also there were lot’s of issues in Bhiwandi and was pretty unsafe to stay. Mulund in those days was a peaceful area and was gradually developing. The infrastructure was not that good as many areas were isolated. But looking at the security aspect the area was safe as no major crime activity happens in the area. Now the area is known as mini Kutch as majority of my relatives and friends also bought property in the area in 70’s and are also residing here.

Earlier there were small bunglows or row house in the area but now big towers are gradually coming up.  The history of the area dates back to the time of Mauryan Empire when it wasruled by Prathestha Misr, the governor appointed by emperor Chandragupta Maurya. He was responsible for the development of Mulund and surrounding areas and its integration into the broader principality of Vidharbha rashtra.

Why a good place to stay?

Planned infrastructure: It is one of the planned areas in Eastern suburb. A gridiron plan was designed by architects Crown & Carter in 1922, which extends from present day Mulund railway station to Paanch Rasta road junction in Mulund (West).

Well-connected: The area is accessible due to the good train service from Central line and connectivity through Lal Bahadur Shastri road (LBS).Also the commuters get an easy access to the Eastern Expressway which connects the area to Mumbai, Thane and Navi Mumbai. A number of government buses connect Mulund to all parts of Mumbai.

Shopping: We have lot’s of options from shopping in the area. From street to malls all kind of options are available for the resident’s. R mall, Nirmal lifestyle mall and Jalaram market. The older generation still prefer the market near the station road.

Good eateries:  The area is well-known for its street food. But some new joints have opened which include Nisarga, Urban Tadki and Secret Spice. For the younger generation places like Pop Tate’s. Waters – Pub & Grill, Timbuctoo Lounge, and Blues – The Sports Bar are also present here.

Cosmopolitan outlook: Most of the people residing the area are middle class, entrepreneurs and professionals from movie and television industry. All the  communities live in harmony which includes Marwaris, Gujaratis, Maharashtrian, South Indians and Bengali.

Schools and college: Most the family members have gone to schools in the area which includes DAV International School, NES International School, S.M. Shetty International School and Junior College, SKKE School, and J. J. Academy. For college they have attended V.G.Vaze College of Arts, Science and Commerce and Mulund College of Commerce.

National park and open spaces:  As we get an easy access to the Sanjay Gandhi National park. So all my nature lover friend used to  plan out a weekend hiking expedition as from any part of the area it is not more than ten minutes away. Also small pockets of green spaces and gardens in between the busy streets give children and senior citizen a place to enjoy and relax.

Entertainment: Kalidas auditorium is the place my wife and me visit the most as it the cultural epicentre and theatre hub. The place is buzz with different kind of cultural activity as that includes Marathi, Gujarati and Hindi plays, as well as musical concerts and concertos. For the movie lover’s there are PVR, Adlabs and other multiplexes.

Medical facilities:  There are good government and private hospitals in the area. Most of my family members get their treatment done in the area as many well-known medical practitioners staying the area who provide 24X7 service to the people. Platinum hospital, E.S.I.S. Hospital, Hira Mongi Navneet Hospital, Apex hospital and Aditi Hospital are some of the hospitals located here.

Upcoming infrastructure projects: We are waiting for the metro rail and Goregaon – Mulund Link Road (GMLR) to be operational as that would help in reducing traffic and connect the area to Western suburbs.

What are the issues of the area? With each passing day the physical infrastructure of the area is becoming a mess. The permission is being granted to new buildings everyday but the infrastructure has not been developed in comparison to that. Now there are huge towers made in the area but roads are in same condition. They have become narrow as a result there is no parking space and all footpaths are even occupied by vehicles. Some areas also face water problem. Also property prices are not seeing a steep increase in the area as it was five years back. Only people who bought 15-20 years back are getting good return. At present I think people are buying in the area as it is a good place to stay because of the good amenities
