If you are looking to access the land records services in Maharashtra, then you need to know more about Mahabhumi, the portal for land records services. You can reach Mahabhumi at https://mahabhumi.gov.in/mahabhumilink. Note, all the land records or record of rights (RORs) are digitised, updated, digitally signed and available for download with the exception to those that are under litigation.
On the Mahabhumi portal, an applicant can access both, premium as well as free services. Let us see, in detail, about the services one can access on Mahabhumi.
Mahabhumi: Premium services
An applicant can take advantage of these three premium services on Mahabhumi:

Mahabhumi: How to get digitally signed 7/12, 8A, Ferfar and property card?
If you need to use 7/12 or for that matter 8A, Ferfar or property card for official or legal purposes, they should be digitally signed. To get a digitally signed 7/12 or other property documents, you need to click on ‘Digitally Signed 7/12, 8A, Ferfar and Property Card’ under ‘Premium Services’ on the Mahabhumi website. You will reach the following page:
Here, login using your login ID, password and captcha. In this page, you can also verify 7/12, 8A, Ferfar and property card, by clicking the required button, entering the verification number and clicking on submit. You can download the required digitally signed property document after paying for the service.
Mahabhumi: How to see e-Records?
To access e-Records or archived documents, click on ‘e-Records’ under premium services. You will reach the following page:
Login with your login ID, password and captcha. You can access documents for the following districts here:

Mahabhumi: How to access e-Hakk?
To apply online for mutation, you have to select the e-Hakk option under ‘Free Services’ on the Mahabhumi website. You will reach the following page:
Login, using your username, password and captcha. Click on ‘7/12 Mutations’, to proceed with an online application for changing 7/12.
Mahabhumi: How to check mutation application status?
To check mutation application status, click on ‘Mutation Application Status’ under ‘Free Services’. You will reach the following page:
You can check the 7/12 mutation status by choosing the mutation number or document number.
If you choose status search ‘by document number’, then, select the district, taluka, village, SRO office and enter the year, document number and captcha and click on submit.
You can also check the status of the PR card application by selecting this option.
You can check the property card status by inward number or document number. If you choose by inward number, enter details like application incoming number and captcha and click on submit.
If you choose by document number/registration number, then, select the district, registration office and enter the document number, year and captcha and click on submit.

To get a Talathi office at your doorstep, click on ‘Aaplichawdi’ under ‘Free Services’. You will reach the following page:
You can access details of 7/12, property card and Mojni, by clicking on the relevant option.
Enter the district, taluka and village. Enter the captcha and click on ‘Aaplichawdi Paha’.
You can use this page in both, Marathi and English languages.
Mahabhumi: How to view Bhulekh?
To view unsigned online 7/12, 8A and property card, click on Bhulekh under ‘Free Services’ and you will reach the following page:
Select the section from the dropdown box and click on ‘Go’. You will reach the following page, where you need to click on 7/12, 8A or property card, based on what you want to see and then, enter details from the dropdown box and search.
Mahabhumi: How to view civil court case status?
To view civil court case status information, click on ‘Civil Court Case Status Information on RoR’ under ‘Free Services’. You can check the status by selecting property card or by selecting 7/12.
If you select a property card, enter information including region, office, district, village, search CTS number and select CTS number and click on search.
If you select 7/12, enter information including district, taluka, village, search survey number/Gat number and select survey number/Gat number.
