Mumbai Metro Line 14: Magenta Line stations, real estate impact

Mumbai Metro Line 14, which covers the Kanjurmarg to Badlapur stretch, is known as the Magenta Line extension.

One of the biggest complaints that people have had about Mumbai city is the travel time from one location to another. This is acknowledged by the state government and the city is in work-in-progress mode with huge infrastructural changes introduced in the city. This is slowly changing the face of the city and how people commute more easily.

Mumbai Metro is slowly picking pace and is becoming preferred mode of transport in all the places where it is operational. Mumbai Metro 1, Mumbai Metro 2A, Mumbai Metro 3, Mumbai Metro 7 and Navi Mumbai Metro are already operating, connecting various parts of Mumbai and Navi Mumbai. The other metro projects in the pipeline are in the planning, construction and trial phases. Once the planned lines are in place, the city will be at par with global traveling standards, mention experts.

Presently, people traveling from Badlapur to Kanjurmarg, heavily depend on the Mumbai local train for their commute. The Mumbai Metro Line 14 has been proposed to give an alternate travel option to the people and in turn also decongest roads and railways. In this guide, we will discuss in detail about the Mumbai Metro Line 14, also known as the Magenta Line.

Impact of Mumbai Metro 14 on real estate market

Spanning from Central Mumbai through Navi Mumbai and into the Thane district, the Mumbai Metro 14 traverses through residential, commercial and industrial areas of Mumbai and Navi Mumbai. This will connect the core areas of Mumbai to the peripheral locations that were once considered to be very poorly connected and not comfortable for daily commute. This deterred people from investing in some of the peripheral areas. Similar to other operational metro corridors in Mumbai, areas that are within 500 metre proximity to the metro corridors will command higher property prices and also show better rental yield. Key localities that in this segment are Kanjurmarg, Vikhroli, Ghansoli, Airoli, Shilphata, Dombivli and Badlapur.

Housing.com POV

All real estate properties that are closer to any public transport system are convenient and command a premium- be it for buying or renting. The Mumbai Metro Line 14 will pass through Vikhroli, Airoli, Ghansoli, Shilphata and Badlapur which are prominent real estate areas. Vikhroli and Shilphata are home to a lot of new gated communities that offer state-of-the-art projects and all the conveniences in one place. While demand in these areas has always been high, with the metro convenience, real estate prices will witness further growth.
