May 29, 2024: The Brihanmumbai Municipal Corporation (BMC) collected Rs 4,856 crore in property tax for FY24, surpassing its target by Rs 356 crore. However, this marks the lowest collection in two years. In FY23, BMC collected Rs 4,994 crore against a target of Rs 4,800 crore, and in FY22, the collection was Rs 5,207 crore, the highest on record.
Civic officials attributed this year’s lower collection to the delayed issuance of property tax bills. On December 26, 2023, the BMC sent out bills with a 17.5% rate increase, but after public outcry on social media, revised bills were issued. Additionally, the ongoing Lok Sabha elections have led to a staff shortage within the civic body.
Data from the BMC reveals that out of the total Rs 4,856 crore collected, Rs 463 crore came from the K/East ward (covering Andheri East and Jogeshwari), Rs 456 crore from the H/East ward (covering Bandra East, Kalanagar, and Santacruz), Rs 419 crore from the G/South ward (covering Worli and Prabhadevi), and Rs 406 crore from the K/West ward (covering Andheri West, Juhu, Versova, and Oshiwara). The lowest recovery was Rs 33 crore from the B ward (covering Dongri and Sandhurst Road), followed by Rs 61 crore from the C ward (covering Pydhoni and Bhuleshwar).
