T&T Group has started the construction of T-Homes, its first ‘digital housing’, within 67 days of the launch. The project at Siddharth Vihar in Ghaziabad, next to Indirapuram, is located near India’s first 14-lane expressway, NH-24. T-Homes will be spread across five acres of land, with five towers, which will be completed in two phases. Each phase of T-Homes will have around 250 apartments comprising of multiple sizes and various specifications. Configurations in phase 1 include 3-BHK and 4-BHK apartments, having sizes of 1,350 sq ft, 1,525 sq ft and 1,950 sq ft super area, with prices starting from Rs 56 lakhs onwards, for the 1,350 sq ft units.
With a 48-acre green estate on one side of the building, each unit in the project boasts of home automation that allows home owners to control various aspects of the rooms in the house, through the T-Homes app.
One can customise the features of one’s home, with the help of this interface. Designed to sync with everything around the house, from lights to geysers and coffee makers to TVs, the T-Homes app allows you remote access to the whole house’s functioning. For example, home owners can set timers for the house to ‘wake up’, heat water and food for you, ‘welcome you’, set the perfect ambience for home surroundings, calibrate numerous features, security protocols and assists that you will need from your home, to make your life easy, comfortable and hassle-free. Besides automation, the apartments in T-Homes are also designed to maximise energy conservation.
Other amenities at the project include a pool area, gyms, hallways for occasions, a clubhouse, indoor/outdoor game areas, park, jogging track, an amphitheater, tennis and badminton courts, and a commercial plaza, among others. The developer is planning to give possession of the units within three years.
Speaking about the project, CEO, Ankush Tyagi said, “We started booking the apartments at an initial rate of Rs 3,850 per sq ft and revised our rate to Rs 4,150 per sq ft on October 18, 2018, as we are starting construction. People who showed faith in us, have witnessed almost 10 per cent appreciation within 40 days. Moreover, the current government is committed to start operation of India’s first 14-lane expressway, NH-24, before March 2019. Consequently, rates will keep escalating. Considering the current rate in most of the societies in Vaishali and Indirapuram, which is more than Rs 6,500 per sq ft, Siddharth Vihar having limited inventory, location advantage, good connectivity and low density, we are sure that prices will cross Rs 8,000 per sq ft in the future.”
