October 3, 2023: TVS Emerald, a subsidiary of TVS Holdings, has recorded a sale value of Rs 169 crore on the day of launching its first plotted development project, The Estate in Bagalur, near Sarjapur, according to an official release. The project, which is spread over 33 acre, marks the group’s first plotted development project near Bangalore and third in the segment. A total of 442 plots have been sold out of the total 461 plots launched, ranging from 500 square foot (sqft) to over 5,000 sqft in size. The prices of the plot start from Rs 17.49 lakh.
‘The Estate’ offers plots adorned with fully grown fruit-bearing orchard trees. The development comprises three phases: Swargam, Aaranyam and Mandalam, with amenities such as an amphitheatre, herb garden, rain garden, cycling track, a pet park, a multipurpose court and an outdoor gym. Additionally, TVS Emerald has also proposed a 15,000 sqft clubhouse featuring a range of amenities.

The demand for plotted projects has always been strong, as homebuyers are continuously seeking ways to shape their dream homes. Additionally, many families are looking to escape the congestion of cities and embrace a more serene lifestyle in spacious homes. This project is an effort to cater to that segment.”
The project is located within 7.4 kilometre (km) from the Sarjapur Bus Stop. It is also in proximity to major IT parks such as the new Infosys campus in Sarjapur, the Hosur IT Park and the New Wipro SEZ. Educational institutes such as Sarjapur Azim Premji University, Indus International School and Christ International School are within a 30-minute drive.
TVS Emerald’s plotted portfolio consists of projects, namely TVS Emerald Hamlet in Karapakkam and TVS Emerald Flourish in Padappai. According to the official release, the group has planned more projects in Bangalore as part of its expansion plan. It has a total of two million sqft of area under development in Bangalore. An apartment community in Rachenahalli and an uber luxury project on Mission Road in Bangalore are in the pipeline.
