Hadapsar is one of the main suburban areas of fast developing Pune and lies on the eastern side of the city. Hadapsar has seen rapid development of infrastructure in the recent years owing to lot f people moving to the area and development of both commercial and residential hub here.
The Mumbai-Hyderabad National Highway passes through Hadapsar and provides good connectivity to the other parts of the state from here. This highway has been witnessing improvement and is now quite wide and can take lot more traffic now. This highway is also called Pune-Solapur Road and is one of the important roads here.
SEZ and IT Companies In Hadapsar
There are two special economic zones in Hadapasar which are doing quite good. These are Fursungi IT Park and Magarpatta City. Then there is Amanora Parktown. The commercial properties in these places are showing an upward trend in rentals and there is still lot of scope for upward movement left, say experts. This is so because more and more of companies, especially IT firms, are moving to this area. Some of the companies that have recently moved here are TCS, Sybase, SAS, Avaya and Patni. As Pune attracts more people and workers from other parts of the country and these companies continue to hire, there will be additional requirement for commercial real estate in Hadapsar. In near to long term future, there will be appreciation in property prices of commercial real estate as well as its rentals, experts say.
Connectivity
The connectivity of the area is improving with each passing day. There are new roads being constructed that will further improve the prospects of commercial real estate here. Here is a brief look at the connectivity options from Hadapsar:
1 Apart from Solapur Road, there is Saswad Road which provides connectivity to many parts of Hadapsar and beyond.
2 There is very good rail connectivity in Hadapasar which has its own railway station.
3 There is very good bus connectivity and the airport is only about half an hour from here.
Social Infrastrcuture
The area has been seeing influx of people and a number of residential projects have come up here. This has caused a number malls, hotels and other elements of social infrastructure like schools and colleges are also present in Hadapsar. These will indirectly influence the prospects of commercial real estate. Even investment in malls and hotels can be a good option here.
There has been rapid development of automobile and other manufacturing units along the Solapur Road, Saswad Road and Ranjangaon. This has further bolstered the commercial real estate market in Hadapasar. The government is working on many infrastructure projects in the area which will have a direct impact on real estate prices here.
