DDA opens booking for 10K flats in Phase 3 of special housing scheme

The DDA is offering 8,000 newly constructed flats for the EWS and LIG categories in Narela.

March 15, 2024: The Delhi Development Authority (DDA) started the online booking for around 10,000 flats under the Diwali Special Housing Scheme 2023, on March 14, 2024. The flats, offered in several categories across the city, are ready to move, freehold properties and will be offered on first come, first served (FCFS) basis.

The flats offered under the DDA Housing Scheme include around 8,000 newly constructed flats for the economically weaker section (EWS) and Low Income Group (LIG) categories in Narela under Phase 3 of Diwali Special Housing Scheme.

The DDA launched the Diwali Special Housing Scheme 2023 on FCFS basis on November 24, 2024, with only newly constructed flats. Under the scheme, the authority also offered several premium flats through e-auction. The DDA is now continuing with the sale of 7,931 flats under the scheme to provide affordable housing to the residents, it said as cited in a TOI report. It included 1,420 EWS flats in Sector G7 and 6,511 flats in Pocket 2 Narela.

As per the report, an official said that these flats are being offered at reasonable prices in addition to the flats in ongoing Phase 1 and 2 of the special housing scheme. Over 3,000 flats have been sold till now under phase 1 and 2, according to the DDA.

Under this housing scheme, flats are located in Narela, Jasola, Rohini, Sirsapur and Loknayakpuram. There are 211 flats on offer at Ramgarh colony, near Jahangirpuri Metro Station.

 

Diwali Special Housing Scheme 2023 Phase 3: Price

The LIG flats with plinth area of 50 sqm are priced at Rs 25.2 lakh. The price for EWS flats in Narela in Rs 14 lakhs and these have plinth area of 35 sqm. The DDA is offering a special discount of 15% for LIG flats at Ramgarh colony and MIG, 2BHK flats in Narela, Sector A1-4 and pocket 1A, 1B, 1C. MIG flats in Narela priced at Rs 85 lakh. 

 

Registration begins for flats under FCFS Phase 4

Registration began for 445 middle-income group (MIG) flats at Sector A1-A4, Narela under the old scheme (FCFS Phase 4) on March 14, 2024. These flats are being offered at a discounted rate. The scheme was put on hold when the e-auction process started and has been revived.

Further, the report stated that the authority has approved a proposal to offer the carried-forward MIG flats at Sector A1-A4, Narela under FCFS Phase 4 at a discount of 15% to general public and at a discount of 25% for all government employees, including Centre and state, autonomous bodies, local bodies and PSUs as well as retired employees of DDA, the authority said. With 15% discount, the cost of a flat will range from Rs 85-87 lakh and with 25% discount, Rs 75-77 lakh, it said.

The scheme offers 1,042 high-income group (HIG) and MIG flats from FCFS Phase 4 2023 at Jasola, Rohini, Lokanayak Puram and Sirsapur.

  • There are eight HIG flats in Jasola with a unit costing Rs 2-2.1 crore.
  • In Rohini, 810 LIG flats are available in Sector 34 and 28 in Sector 35, with a unit costing Rs 14 lakh.
  • A total of 107 LIG flats in pockets A1 and C2, Sirsapur are available, with a unit costing Rs 17 lakh
  • In Lokanayak Puram, 89 flats are being offered in pockets A1 and C2, with a unit costing Rs 26 – 27 lakh.
