Buying a property in Maharashtra is one of the best investments that one does for personal security. For this sake, it is critical that you know that the property you are investing in is a safe proposition. Here is where due diligence in property buying plays a vital role.
A key step in eliminating fraud in property investment is to check if the project in Maharashtra that you will be investing in is registered with RERA Maharashtra. In this guide, we detail how to check MahaRERA registered projects.
What is MahaRERA?
MahaRERA is the real estate regulatory body that monitors realty projects in the state of Maharashtra and the union territories (UTs) Dadra and Nagar Haveli and Daman and Diu. This is based on the Real Estate (Regulation and Development) Act, 2016, that was introduced by the union government to bring in transparency and organise the real estate sector. It is mandatory for all projects in Maharashtra and the two UTs to be MahaRERA registered. A penalty of around 10% of the total project cost will be levied on projects that are not-registered with the MahaRERA.
Why is it important to check projects on MahaRERA?
-

- Prevent risky investments: You have a section on MahaRERA called revoked projects. It’s a good idea to check here as listed here are projects whose registration has been revoked by the authority on the basis of non-compliance.Â
- Transparency: One gets access to project details including current status, certificates pending, money spent till now, possession date etc. thereby making real estate buying a transparent operation.
- Standardisation: MahaRERA has introduced a standardised process in the real estate segment such as RERA carpet area calculation etc. This provides clarity to the homebuyer on what he is paying for.
- Status of project: MahaRERA classifies whether a project is under-construction, completed or abandoned. This information helps homebuyers with their property investment.
- Protects financial interests of home buyers: MahaRERA protects financial interests of homebuyers by making the developer deposit over 70% of the amount received for project construction from the customers in a separate escrow account. With this, the funds can’t be diverted to any other project of the developer or cannot be used for any other purpose too.
