No need for physical visit to SRO for property registration in Karnataka

The Registration (Karnataka Amendment) Bill, 2024, was tabled in the state Assembly on February 21.

Homebuyers in Karnataka will no longer have to visit the sub-registrar’s office (SRO) for registration for properties bought from statutory bodies such as the Bangalore Development Authority.

The Karnataka government on February 21 tabled and adopted the Registration (Karnataka Amendment) Bill, 2024, which “proposes to enable technical property registration without the physical presence of both the seller and the buyer,” said revenue minister Krishna Byre Gowda. “To reduce unnecessary travel to deputy registrar offices, technical registration is facilitated,” the minister added.

So far, homebuyers in Karnataka can upload all the necessary documents on the Kaveri 2.0 portal and pay stamp dutyusing online channels. However, they have to visit the SRO concerned for the final verification of the buyer, the seller and two witnesses.

To do away with this requirement, the Karnataka government will integrate software to enable e-registration/remote registration of some compulsory registrable documents without the physical presence of either party in the sub-registrar’s offices. Certified copies of the registered deed will then be made available through a central virtual distribution system to avoid delay.
