August 16, 2023: In a bid to resolve the homebuyer’s post purchase grievances in a speedy manner, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has directed developers to set a grievance redressal cell in their offices.
As per the MahaRERA directive, it is mandatory for at least one grievance officer to be present in the cell. The name of the grievance redressal officer should be mentioned in both the project site as well the project website.
During the purchase of a property, the home buyer deals with sales personnel from the developer’s team. However, after investing in the property, in case of any problem, the homebuyers are unsure of whom to approach as the sales people most often do not handle post-purchase grievances owing to lack of training to handle such issues. This feedback was regularly given to MahaRERA by homebuyers and thus, MahaRERA issued the need for grievance redressal cell within the developer’s office.
In addition to setting up the cell, developers have to mention the number of grievances received by them and then number resolved by them, which will be used by MahaRERA to grade projects.
