Noida realty market: Made in Noida, by Noida

While various industries face the problem of skill deficit, property developers in Noida have overcome the issue by tapping into the region’s local talent and this may well prove beneficial to developers and end-users

At a time when developers across the country are citing labour shortage and the absence of migrant workforce, to justify delays in meeting project timelines, there seems to be no such issue in Noida’s real estate market. The reason: instead of tapping into the workforce from other regions, developers in Noida are banking on the local talent (skilled and unskilled) to meet their requirements.

This trend, which started as a voluntary exercise, has now received a mandate by the Noida Authority, as well.

The Noida Authority, in a recent circular, has asked the developers to prefer local people for employment in projects at every level. This move, is also helping the local economy, in terms of employment generation.

 

Proactive measures

As talent shortage continues to be a major issue confronting the real estate sector across the country, the Noida market has an added advantage, with several institutions here offering real estate-specific courses. Some developers are also proactively providing in-house training to their staff, to enable them to provide efficient and better customer service and to address skill deficits. Others are encouraging internships, collaboration with academic and professional bodies and investing in continuous professional training and development of staff.

RK Arora, CMD of Supertech, agrees that with an increase in the demand for properties in Noida, finding well-trained talent has become a necessity for developers.

Developers have been successful, in hiring engineers, management graduates, architects and construction companies from the local talent pool, to get their projects completed on time, while maintaining quality standards. “Job opportunities in the Noida region, are attracting migrants. Moreover, properties in this area are also being absorbed by professionals,” Arora explains.

 

A win-win scenario

Nikhil Hawelia, managing director of the Hawelia Group points out that construction involves various stages and each stage requires the involvement of people having certain expertise. According to him, the involvement of the local workforce is mainly during the civil and supporting work, more precisely, in the construction of the super structure, rather than at the planning level.

“We have always encouraged the local talent in all our work. Moreover, as the Noida Authority has now issued guidelines, we all have to abide by it. Hiring local talent is always beneficial, subject to their availability, of course,” says Hawelia.

Analysts tracking the local market feel that there is a unique demand and supply equilibrium in Noida, as far as manpower is concerned. The availability of local talent is quite good here, they maintain.

Ultimately, the fact of the matter is that hiring local talent, is beneficial in many ways, for developers in Noida. It is cost-effective, serves a social cause and also helps developers to adhere to project timelines. Developers in Noida have, hence, welcomed the guidelines of the authority, as they are blessed with a talent pool that many other real estate markets in the country lack.
