NUDA: All about Nellore Urban Development Authority

What is NUDA?

NUDA stands for Nellore Urban Development Authority. It is a planning agency for Nellore and Chittoor districts in Andhra Pradesh.

Constituted on March 24, 2017, under the Andhra Pradesh Metropolitan Region and Urban Development Authority Act, 2016, the jurisdictional area of NUDA is around 1,644.17 km. With its headquarters in Nellore, NUDA has 19 mandals with 145 villages in Nellore district and 2 mandals with 11 villages in Chittorr district. In addition to Nellore Corporation, Kavali, Gudur, Sullurupeta and Naidupeta municipalities also function under NUDA. You can reach the NUDA website on http://www.nudaap.org/

NUDA objectives

Being an urban development agency, NUDA is responsible for preparing, improving and regulating the master plan/ zonal development plan. NUDA is authorised to take actions on illegal layouts and constructions. It is the regulatory authority to issue development permissions for buildings/layouts and also responsible for providing infrastructure in the development areas. NUDA’s function is to develop recreational facilities for people within the development area. Also, it is responsible for taking up construction of commercial complexes and shops in the government/municipal/panchayat land for raising revenue to run NUDA and take developmental works.

NUDA: Application for Layout and Building plan approval

On the NUDA website, under the planning tab, you can also check the layout and zonal regulations. Any citizen wanting to take a construction activity – new as well as renovations has to obtain prior permissions from NUDA. Licensed engineers, architects have to register with NUDA before applying for building/ layout permissions and occupancy certificate. As NUDA is the development authority, for any permission you have to get in touch with NUDA. You can go ahead with online application for layout and building plan approval by clicking Online Services on the NUDA homepage and selecting ‘Application for Layout and Building plan approval’.

You will reach http://apdpms.ap.gov.in/, the Online Building Permission System (OBPS) that integrates processes including electronic submission of applications, drawing scrutiny, online payments for providing automated approvals to citizens etc. For any query regarding this online service, you can contact helpdesk on 9398733100 (10:00 AM TO 6:00 PM Monday to Friday)

On this website, you can click on start your application, and proceed with the permission taking process by filling relevant forms and attaching supporting documents and plans along with application. Post this, pay the application fees online. Once done, you will be getting SMS and email updates during various stages of the application – payment, receipt, field visit and etc.

To download application forms for the applying for various permissions with NUDA, you can download the application forms under the planning tab. You will reach http://www.nudaap.org/DownloadApps.aspx. Click on ‘download’ corresponding to the form of your requirement that has to be then filled and submitted with NUDA.

NUDA Fees and charges

To check the fees and charges that you have to pay NUDA while applying for permissions, click on ‘Fees and Charges’ under the planning tab. The fees here will include fees for layouts, change of land uses, building permissions, approval of site, issue of certified copies of building plans and layout plans, NOC, development charges and paper publication charges among others.

To check the list of approved layouts you can select it under planning tab or go to http://www.nudaap.org/ApprovedLayouts1.aspx

Click on any municipality and you will get the result. For instance, clicking on Jammalapalem will lead you to another page where you can check the results. Click on View Map to see the map.
