The Pradhan Mantri Awas Yojana (PMAY) is a government initiative  that provides affordable housing for all first-time homeowners. People belonging to the economically weaker section (EWS), low-income group (LIG)  and mid-income group (MIG) can participate in the PMAY and avail interest subsidies on home loans. One can register and apply for PMAY2025 by visiting the PMAY online website or apply offline by visiting the Common service centre (CSC). While you may have gone through a number of PMAY-related articles, note that this guide focuses on the latest information on how to apply online for Pradhan Mantri Awas Yojana online in 2025 as the official website has been revamped to suit the PMAY-U 2.0 vision.

Currently in the second phase – 2025 to 2029, the PMAY has set a target of providing around 3 crore houses that will include basic amenities such as gas, electricity, water supply and toilets. Under this target, around 1 crore pucca houses will be built under PMAY-Urban 2.0 and 2 crore houses will be constructed under PMAY-Gramin.

The first phase of PMAY was for nine years from 2015 to 2024 where 118.64 lakh houses have been sanctioned and around 92 lakh houses have already been constructed and delivered to beneficiaries.

The PM Awas Yojana online application form is available on the PMAY website. You can follow the steps below to successfully submit your application. However, you must identify your accurate category before filling out the PMAY application form. The categories determine your eligibility and the type of subsidy you can receive.

Income-based beneficiary groups (Categories):

  1. EWS (Economically Weaker Section) – Annual household income up to Rs. 3 lakhs

  2. LIG (Low-Income Group) – Annual household income between Rs. 3–6 lakhs

  3. MIG-I (Middle-Income Group I) – Income between Rs. 6–12 lakhs

  4. MIG-II (Middle-Income Group II) – Income between Rs. 12–18 lakhs

2. Click on Apply for PMAY U 2.0 and you will reach https://pmaymis.gov.in/PMAYMIS2_2024/PMAY_SURVEY/EligiblityCheck.aspx where you can see instructions for the user. Once the instructions are read, click to proceed.

3. You will reach https://pmaymis.gov.in/PMAYMIS2_2024/PMAY_SURVEY/EligiblityCheck.aspx where you can check your eligibility.

4. Enter details such as the state in which you want to apply for your PMAY-U 2.0 unit, the household annual income, and the vertical. Remember that once a vertical is selected, then it cannot be changed at a later stage. Next, answer if you own a pucca house in any part of India and if you have availed benefits of any government housing scheme in the past 20 years.

5. Next, you will get the form where you will give consent for Aadhaar authentication. Enter Aadhaar no and name as per Aadhaar. Click on terms and conditions and click on Generate OTP.

  • Households without any shelter.

Households meeting any of the following conditions are excluded:

  • Possession of mechanized agricultural equipment.

  • Holding a Kisan Credit Card with a credit limit exceeding ₹50,000.

  • Presence of a government employee in the household.

  • Monthly income of any family member exceeding ₹15,000.

  • Payment of income tax or professional tax.

  • Ownership of landline phones or refrigerators.

Note that the Ministry of Housing and Urban Affairs (MOHUA) has not given authority to any private entity or person to collect a fee from any beneficiary under this scheme.

  1. Aadhaar authentication and duplication check:
    Your application is first validated using your Aadhaar details to ensure that no other family member has already applied or availed benefits under any government housing scheme. If a duplicate entry is detected, the application is rejected at this stage.
  2. Verification by Urban Local Body (ULB) or Gram Panchayat:
    In urban areas, the ULB (Municipal Corporation or Nagar Palika) verifies the application by checking your income category, property status, and past housing benefit records. In rural areas, the Gram Sabha or local authorities confirm whether your name is on the SECC list or the Awas+ survey. Physical verification may be done, especially under BLC or PMAY-G.
  3. Shortlisting of beneficiaries:
    If all the details are found correct, and you fall under an approved vertical (such as CLSS, BLC, AHP, or ISSR), your name is included in the beneficiary list. This list is published by the state or local authority and uploaded to the PMAY portal.
  4. Notification of selection:
    Selected applicants are either informed through SMS alerts, physical letters, or notifications from the local housing board. If you’ve applied online, you can also check the status on the PMAYMIS portal using your Assessment ID.
  5. Credit-Linked Subsidy (if applicable):
    For those applying under CLSS, your application is forwarded to the bank or financial institution. Once the home loan is sanctioned and disbursed, the Central Nodal Agency (NHB, HUDCO, or SBI) releases the interest subsidy to the bank. This subsidy is credited upfront to your loan account, reducing the principal.
  6. Rejection and appeal process:
    If your application is rejected, no subsidy or allotment is granted. In such cases, you can approach the ULB or use the grievance redressal link on the PMAY-Urban portal to raise an issue or seek clarification.
  7. Final documentation and disbursement:
