Features of RERA Delhi
- Project registration: It is mandatory for all promoters and developers to register their Delhi real estate projects with Delhi RERA. No new project can be advertised, marketed or sold before getting RERA registration in Delhi.
- Project details update: Developers have to provide all project details such as layout, approvals, status and completion deadline on RERA Delhi website and update them every quarter in the form of quarterly monthly reports (QPR).
- Escrow account: Under the RERA Delhi, a RERA registered project should have an Escrow account which will have 70% of the money collected from home buyers towards project development. This fund can be used based on the QPR and can only be used for that particular project. The funds cannot be diverted to other projects belonging to the developer.
- Grievance redressal: Home buyers and developers can file complaints with the Delhi RERA against any kind of violations.

- Visit RERA Delhi’s official website at https://www.rera.delhi.gov.in/
- For RERA registration Delhi as promoters, under Online Registration, click on  Register as Promoter/ Project, key in details asked and pay Delhi RERA registration fees.

Delhi RERA registration fees for projects
- Group housing project: Rs 5 per square metre (sqm) for projects where the area of land proposed to be developed does not exceed 1,000 sqm. Rs 10 per sqm for projects where the area of land proposed to be developed exceeds 1,000 sqm, but shall not be over Rs 5 lakh.
- Mixed development (residential and commercial) project: Rs 10 per sqm for projects where the area of land proposed to be developed does not exceed 1,000 sq m. Rs 15 per sq m for projects where the area of land proposed to be developed exceeds 1000 sqm, but shall not be over Rs 7 lakh.
- Commercial projects: Rs 20 per sq m for projects where the area of land proposed to be developed does not exceed 1,000 sqm. Rs 25 per sqm for projects where the area of land proposed to be developed exceeds 1,000 sqm but shall not be more than of Rs 10 lakh.
- Plotted development projects: Rs 5 per sqm, but shall not be over Rs 2 lakh

- On the Delhi RERA page, on the right corner, under the validate RERA registration number, select projects or agents.
- Enter the RERA registered number and click on validate.
- You can see the project details if the RERA Delhi registration number is valid.
- Similarly, you will see agent details, if you the agent’s RERA registration number is valid.
How to check Delhi RERA approved projects?
- On the RERA Delhi website, under the Projects tab, click on ‘List of Registered Projects’.
- Enter project name in search project box or check the entire list to see of if the project is RERA approved.
- You can download then project certificate.
- Click on project to know project details and QPRÂ to know the project status.
- Note that under the Projects tab, home buyers can also check completed projects, list of rejected projects, list of projects pending registration, list of projects not required registration.
When can a buyer file a complaint with RERA Delhi?
A buyer may register a complaint with the RERA in Delhi if a builder, developer, promoter, or real estate agent violates or contravenes any provision of the RERA Act.Â

Possession delay
If a builder fails to provide possession of a home on time, the buyer may file a complaint against the builder with RERA Delhi to get immediate control or a complete refund plus interest.

False advertisementÂ
If a customer was deceived by deceptive ads and opted to deposit money with the promoter, a complaint must be made against the developer, supporter and endorsers with RERA Delhi.Â

Advance payment
A builder may request an advance payment of up to 10% of the cost of the building, apartment, or land. If a builder requests a deposit of more than 10%, the buyer may submit a complaint against the builder with RERA Delhi.Â

Incorrect registration of the propertyÂ
All projects must be registered under RERA Delhi. The buyer may submit a complaint against the builder if the builder sells or attempts to sell an unregistered project. As a result, RERA Delhi registration is required.

When no specifics regarding the project
The RERA Delhi website must be updated with all project facts, including the project’s plan, layout, and government clearances. A complaint may be filed against a builder or developer who violates this clause.

Defects in the Structure
In the event of structural faults in craftsmanship or quality of services, the promoter will be required to reimburse the allottee for the sum paid. If the buyer is not refunded, they may submit a complaint to RERA Delhi.Â

Transfer of ownership
A promoter is prohibited from assigning majority rights to a third party. If he/she is discovered to be transferring majority rights to a third party without the permission of a two-thirds majority of allottees, a complaint may be filed with RERA Delhi.Â
Note that RERA Delhi can also take a suo moto action on errant developers who violate the above mentioned or any other rule that is mentioned under RERA Act, 2016.
How can a buyer file a complaint with RERA Delhi?
- Login first from your buyer RERA Delhi account on the RERA Delhi portal.
- Under Online Complaint menu, click on Complaint To Authority (Form M ) and proceed.
Non-RERA registered project
You can also complaint about non-RERA registered project by clicking on Report Non-RERA registered project. According to the official Delhi RERA website, the identity of the person complaining will be kept confidential.
