Sohna: Overview
Sohna is a prominent old town and a popular tourist destination and is known for the ancient Shiva temple and hot springs. The town has several social infrastructural facilities, including educational institutions and hospitals, catering to the needs of residents.
Sohna has a strategic location with proximity to Gurgaon, which is 24 km away. It is located on the highway connecting Gurgaon and Alwar, near vertical rock, and is a vital junction on the Palwal-Sohna-Rewari (NH-71) road. Sohna is 56 km from the national capital, Delhi, 35 km from Faridabad, 30 km from Palwal, 45 km from Rewari and 20 km from Nuh.
Sohna is accessible from the Sohna-Gurgaon Road and Kundli-Manesar-Palwal Expressway. Moreover, it enjoys proximity to the Golf Course Extension Road and Southern Peripheral Road. Owing to these factors, Sohna has become one of the preferred destinations for investors and homebuyers.

The proposal does not include 391 hectare of the current population of urban villages and towns.
Owing to the topographical conditions, the suitable land for urban development is located in the north-east, east and south-east of Sohna. The main Sohna town is flanked by Aravalli ranges from three sides.
- Sohna Master Plan 2031 covers 45 controlled areas spread over 45,687 hectare planned for an estimated population of 6.40 Lakh. This has been planned to include 67,785 people, with a density of 174 people per hectare (PPH) or 70 people per acre (PPA) in town and its villages.
- Sohna is planned to have a gross density of 90 PPH. The new housing areas are proposed to have a higher density of 300 PPH to maximise land utilisation.
- The number of existing inhabitants in urban villages and Sohna is estimated to reduce due to planned urban development in the region.
- Further, an additional residential zone of 1,719 hectare will be developed and aimed to fulfil the housing needs of 5.72 Lakh people.

Sohna Master Plan 2031: Land use description
According to the Sohna Master Plan 2031, land for residential, commercial, and industrial purposes will be strategically allocated to fulfil the current and future demand in the region.
Residential use
- An additional 1,719 hectare of land has been proposed to develop residential areas. Sectors 17 and 25 have been identified as potential industrial sectors in the area for industrial workers.
- Two additional pockets, a 50-hectare area in Sector-25 and a 16-hectare area in Sector-31, have been planned for low and middle-income groups and have a higher population density of 1,125 people per hectare (PPH). A 300-person/hectare average housing density is suggested.
- More space for infrastructure is planned to be added to the residential sectors that have already been planned or developed.
- The minimum road width for a residential colony or sector is 12 metre. The minimum area for parks and open space will be planned to comply with the minimum standard of 2.5 square metre per person.
- For village expansion and provision of amenities, around 120-m width of land strip has been provided around village Abadi, falling within the town’s urbanised limit.
Commercial use
Currently, Sohna’s winding streets and bazaars are areas that witness increased commercial activity. These activities may extend to the areas along the eastern peripheral road. Thus, 255 hectare of land have been proposed under the Sohna Master Plan for commercial use. The Haryana Urban Development Authority (HUDA) has planned a commercial area in the industrial area of Sector-15 to cater to the demand for industrial areas. Under the Sohna Master Plan 2031, around 37 hectare of commercial area has been proposed in Sector-27 along the eastern bypass for Mandi (vegetables, fruits, grains, etc.) and heavy building materials.
Industrial use
HUDA’s Textile Valley (Sector-15) and industrial area Roz ka Meo is situated on Sohna-Nuh Road, covering an area of around 89 hectare. The Dedicated Freight Corridor and Kundli–Manesar–Palwal (KMP) Expressway are witnessing a high demand for industrial plots. An area of 1,236 hectare has been proposed for industrial use on the southern side of the town along the KMP Expressway. Most of the land in these areas is a wasteland, not ideal for agricultural use. For the development of Industrial Model Townships (IMT), HSIIDC has already purchased 607 hectare of land along the KMP Expressway.
Transport and communication use
An area of 627 hectare has been designated as the Transport and Communication Zone under the Sohna Master Plan 2031. In Sector-27, 99 hectare of land has been planned for Transport Nagar along the Dedicated Freight Corridor (DFC). The eastern and western peripheral roads have been proposed to be 75 metre wide, with a 100-m-wide green belt on the outside and a 50-m-wide green belt inside. For sector-dividing roads, a minimum width of 60 metre has been proposed.
The Rewari-Sohna-Palwal (NH-71) Road, Sohna-Ballabgarh Road and Gurgaon-Sohna-Alwar Road have been planned to be widened to 60 m with 50 m wide green belts on either side. A new bus stop in Sector- 3 with an area of around 12 hectare has been proposed.
Sohna Master Plan 2031: Real estate impact
With the development of the Sohna Master Plan 2031, several major developers have been eyeing land parcels in the region. Those with Special Economic Zones (SEZs) are looking to change the area’s land use for Sohna Master Plan 2031.
The region is witnessing rapid development of infrastructure, educational institutions, shopping malls, and healthcare centres. This has also resulted in increased commercial activities, attracting investors and businesses looking for commercial space.
According to the development plan, the price changes, and the growth of projects along Golf Course Extension Road, or the Dwarka Gurgaon Expressway will not have a significant impact on the Greater Gurgaon’s property market. The region will majorly serve the affordable segment.
