The Noida Authority has taken measures to regulate land transactions in 84 villages of Dadri, Ghaziabad and Bulandshahr earmarked for the Dadri-Noida-Ghaziabad Investment Region (DNGIR), also known as ‘New Noida’ in Uttar Pradesh. In response to the surge in illegal encroachments in the region, the chief executive officer of the Noida Authority has issued a letter to the Stamp Department, instructing a halt to land buying and selling activities through companies or firms.
The letter calls for a list of registries involving land purchases through companies or firms, and in cases of agricultural land transactions, the Noida Authority’s consent must be obtained before registration. A copy of this letter has been posted in all tehsils by the district administration to disseminate the directives to relevant departments. The move aims to curb illegal property development and warehouse construction in the New Noida area.
Concerns have arisen as reports indicate the construction of hundreds of colonies and over 50 warehouses in the vicinity of New Noida. Similar measures are being enforced in villages surrounding Greater Noida Phase-2 for its planned development. The broader region, including Noida, Greater Noida, Greater Noida West, New Noida area, Yamuna Expressway and Greater Noida Phase-2, witnesses a proliferation of illegal colonies and extensive agricultural land transactions, prompting the Noida Authority to protect unsuspecting individuals from potential fraud.
The development of DNGIR, covering 80 villages in Gautam Buddha Nagar, necessitates land acquisition and resettlement efforts. The New Noida area, spanning nearly 21,000 hectare, is earmarked for industrial (40%), residential (13%) and green and recreational areas (18%) in the Master Plan 2041. Additional allocations include space for commercial, facility/utility, PSP institutional, water bodies, transport and traffic purposes. The Noida Authority, in collaboration with the School of Planning and Architecture, is dedicated to the comprehensive development of the DNGIR.
