Expansion of Ghaziabad Metro

The Uttar Pradesh government is considering approving two new metro route extensions in Ghaziabad and Noida. The Ghaziabad Development Authority has submitted a Detailed Project Report (DPR) to the government for these proposed extensions.

The plan includes constructing stations between Vaishali and Mohan Nagar, as well as a metro route between Noida’s Sector 62 station and Sahibabad. These projects are expected to receive funding approval soon. The Ghaziabad Development Authority requires approximately Rs 1,517 crore for the Noida Sector 62-Sahibabad route and Rs 1808.22 crore for the Vaishali-Mohan Nagar route.

To link Noida Sector 62 Metro Station with Sahibabad and Mohan Nagar Metro Station with Vaishali through Metro Lite, the Ghaziabad Development Authority (GDA) is debating creating a thorough project study. Additionally, a pillar has been built on the Delhi-Meerut Expressway to help with the connectivity between Noida Sector 62 and Sahibabad. The two metro lines would be linked with Ghaziabad’s Red Line to the Delhi Metro’s Blue Line.

Ropeway and Metro Neo have previously been explored by the authorities as potential alternatives to connect the metro stations. For tier 2 and tier 3 cities, Metro Neo offers affordable, environmentally friendly, and energy-efficient urban transportation options.

The GDA has instructed the DMRC to create a detailed project report (DPR) for the Metro Lite project, which would link Noida Sector 62 and Sahibabad. The ropeway, neo-metro, and metro extension projects that the authority had previously proposed in the region were given primacy over the concept of a Metro Lite.

The GDA has asked the state to issue directions and the funding pattern through which the two extensions can be pursued. There may be a 10% cost increase based on the current price index. Once state officials send the funding pattern and projected state government share, the authority will revise the DPR prices. The possible emerging funding pattern may include state funding and contributions from other departments and the Centre.

Impact of Ghaziabad metro on real estate

The introduction of the Ghaziabad Metro has brought about significant transformations in the real estate market of the city and its surrounding areas. This substantial infrastructure project has had a notable impact on both residential and commercial properties.

The metro’s convenient routes have spurred a growing desire among people to reside in proximity to metro stations. This increased demand for properties in the vicinity of these stations has elevated property values. Ghaziabad, with its attractive housing affordability and easy connectivity to Delhi and other parts of the National Capital Region (NCR), is now a preferred choice for working professionals and families alike.

The commercial sector has also experienced the ripple effect of the metro’s presence. Businesses are inclined to establish their offices and stores in close proximity to metro stations to benefit from increased visibility and a broader customer base. Consequently, commercial hubs along metro routes have expanded, contributing to the overall economic growth of the region.

The Ghaziabad Metro has not only improved the city’s connectivity but has also stimulated economic development. It has introduced fresh real estate opportunities for both investors and homebuyers, thus enriching the local real estate market. The future of the real estate sector in this area looks promising and poised for growth.
