The Directorate of Town & Country Planning (DTCP) is a body established to ensure that a state’s planning and urban development run smoothly. For the state to take action and stop illegal building, this agency provides advice to other agencies and planning communities on matters relating to commercial and residential real estate and urban planning. Each state keeps up its own DTCP.

The purpose of DTCP is to produce regulations that carry out an integrated approach to planned development. All real estate developers must receive the all-clear certificate from the state’s DTCP before starting any sizable projects.

 

Directorate of Town & Country Planning: What paperwork is necessary for DTCP approval?

A builder may be required to provide several documents when applying for plan approval from the state DTCP. Below, we’ve created a list of these publications with DTCP Approved Layouts. However, depending on the type of project—residential, commercial, or institutional—it may differ from state to state.

  1. Site map displaying parking spaces, building setbacks, and road width and condition
  2. A needed copy of the survey drawing, village plan, field measurement, and survey book number indicating the proposed location.
  3. An example from a master plan or early land use plan showing the desired site.
  4. A detailed map displaying existing features, such as enclaves of houses, schools, hospitals, and places of worship, within a 500-metre radius of the proposed site.
  5. A statement by a local official (commissioner of panchayat secretary) attesting to the size, nature, and maintenance of access roads.
  6. A certificate from a reputable organisation attesting to the intended structure’s distance from any water bodies.
  7. Documentation showing the survey number, extent, and schedule of borders from the registered documents confirmed by a gazetted official.
  8. The DTCP receives payment information for assessment and technical evaluation.
  9. Suggested installation capacity (for industrial applications)
  10. Costs related to plant and equipment throughout the entire project (for industrial applications)
  11. A document from the revenue authorities attesting to a land change.
  12. Emergency services and fire departments’ No-Objection Certificates.
  13. A NOC from the state Pollution Control Board, if necessary.
  14. A NOC from the irrigation department, if necessary.
  15. A NOC from the tax department, if necessary.
  16. A NOC from the forest authority is needed if the location in question borders a forest.

 

Some State Directorate of Town & Country Planning (DTCP)

DTCP Haryana

The Haryana Urban Development Authority is the state’s top organisation for the planned development of urban areas. The government then starts to develop the property after acquiring it. Haryana, through its Urban Estates department, adheres to the development plans of a specific area for a variety of land uses, including residential, commercial, industrial, etc.

Tamil Nadu DTCP 

The town and country planning directorate was established by the Town & Country Planning Act 1971, which is under the control of the Tamil Nadu government. It is regulated by the Housing and Urban Development Department (H&UD), which has jurisdiction over the whole state, with the exception of the Chennai Metropolitan Development Area.

Andhra Pradesh DTCP 

The state’s directorate of town and country planning approves and conducts planning for land use master plans. Construction layouts in Andhra Pradesh are governed by zoning and building regulations. Urban and municipal towns are planned and governed by the APTP Act of 1920. The DTCP was founded under the Andhra Pradesh Panchayat Raj Act of 1992 to monitor rural development.

Karnataka DTCP 

The departments of town and rural planning create and carry out master plans. This state government provides technical help to numerous local groups and government departments. It is guaranteed that towns, cities, and villages will flourish in a planned manner. Additionally, it helps with the state town and country planning board’s responsibilities in Karnataka. The DTCP collaborates with institutions like the Karnataka housing board to design and approve project layouts.

Telangana DTCP 

Managing the subject of planning and development in both urban and rural areas falls under the department’s purview. To achieve expansion in both urban and rural areas, master plans and suggested land use plans are implemented.
