The day of property registration is a day of extreme excitement in the life of a soon-to-be homeowner. However, this is also the day when the buyer must be at their cautious best to ensure the process goes smoothly without any last-minute ugly surprises. To prepare such a buyer for D-day, we share 5 tips that would ensure a hassle-free property registry without any anxiety or stress.

Make a document check-list
There are just too many documents one must carry for the registration to go smoothly. Then, one must also be ready with at least two sets of duplicate copies of these documents. If one is not diligent and careful, arranging the documents could prove to be mindboggling, leaving room for missing something or the other. This makes it pertinent to first, make a checklist of documents, and then arrange those in the same order.
Prepare your witnesses
The law mandates that the buyer and seller bring one witness along on the day of the final registry. These witnesses must be people who know you and must be willing to testify this. Their presence at the SRO on time is crucial for the registry to go hassle-free. They must also carry their respective identity proofs and address proofs along with duplicate copies. One must clearly state all these requirements to them to avoid last-minute surprises. Also, they will be spending as much time at the SRO as you. This means they too might have to miss work due to this engagement. Make sure all these points are explained to the witnesses.
Reach the sub-registrar’s office before time
Time management is key to ascertaining your property registration goes smoothly. Factor in delays caused by traffic and public transport to decide the time when you must leave for the sub-registrar’s office. If you are not able to make it to the office on time, you will have to book a fresh slot for yourself for another day. This can make the whole process highly unpleasant for each party concerned.
Take leave from work
Property registration takes time. So even if the SRO has given you a morning slot and you expect the work to be done by, say 2 PM, it would be better to not keep yourself occupied with other engagements on this day. It can take a lot longer for the work to be done than you expect.
