The Greater Noida city in Gautam Buddha Nagar district was planned as an extension to Noida city. The region presents huge investment opportunities owing to the availability of land. It has many location advantages due to the upcoming Jewar airport, the Noida metro project and proximity to Yamuna Expressway and the Noida-Greater Noida Expressway. The Greater Noida Industrial Development Authority (GNIDA) is responsible for the planning and development of the area and regularly launches several residential, commercial and industrial plots schemes for investment.

The GNIDA recently launched plot schemes for data centre parks, builder and institutional plots. The GNIDA official website provides complete details of these plot schemes and allows interesting applicants to register online.

 

Greater Noida Authority Commercial Plot Scheme 2024

The Greater Noida Authority has launched a new plots scheme for the construction of high-rise commercial complexes in various sectors. Under the scheme, the authority is offering 18 plots for the development of shopping malls, showrooms, retail outlets, restaurants and other facilities. The scheme will provide investment opportunities for realtors interested in buying commercial land to develop shopping malls and commercial buildings for leasing, among others. The last date for submission of processing fee and documents is March 23, 2024.

Greater Noida Authority Commercial Plot Scheme 2024: Price

The reserve price for these plots, ranging in size from 2,313 square metre (sqm) to 12,000 sqm, is Rs 1,134 crore. The land allotment rate varies from Rs 67,000 to Rs 86,000 per sqm because the cost vary on the basis of the sectors in which these plots are located, an official said as cited in a Hindustan Times report.

Allotment

The authority will allot the plots through e-auction. The highest bidder will be allotted the plot. The application will be made through the State Bank of India (SBI) portal that is linked to the website of the Greater Noida authority.

The applicant can choose to make full payment within 90 days from the date of issue of the allotment letter, and in such a case, a 2% rebate will be given on the total premium. Allottees also have the option to pay 40% of the total premium within 60 days from the date of issue of the allotment letter. The balance amount to be paid in three years in six half-yearly instalments. The time limit for obtaining a completion certificate from the date of the execution of the lease deed is three years.

Greater Noida Plot Scheme 2023: Payment

The payment for the document download fee and processing fee under the Greater Noida Plot Scheme 2023 can be made through any online mode such as credit card, net banking and NEFT/RTGS. For EMD payment, one can use the net banking and NEFT/RTGS modes. Also, one can visit the SBI branch and deposit an SBI cheque if they prefer offline payment.

 

Greater Noida Commercial Plot Scheme 2023: Eligibility

  • Citizens of India above the age of 18, firm, company and registered co-operative society
  • If the application is submitted on behalf of another person, then identity proof such as a PAN Card, Driving License, Passport, Aadhaar Card, etc. must be submitted.
  • Applicants under the reserved category (Greater Noida villagers) should submit a true certified copy or proof of land acquired by GNIDA.
  •  The applicant and their spouse/dependent children should not own any plot, flat or independent house issued by the GNIDA. The applicant’s spouse and dependent children will be treated as a single unit under this scheme.

On January 13, 2023, the GNIDA launched a scheme CSK-I/2022-23 offering 50 commercial plots for shops/offices and kiosks across Greater Noida. Applications were open till February 3, 2023. These plots were cancelled land parcels as the owners failed to pay the dues. Applicants were required to pay a processing fee (non-refundable, non-adjustable) of Rs 17,700, including GST and Earnest Money Deposit (EMD), as part of the application process. One can apply for one or more plots and should fulfil the eligibility criteria. For this, a separate application should be submitted.

Bidding for Greater Noida Plot Scheme 2023: Points to note

  • Visit the official GNIDA website and click on the official e-auction link.
  • An applicant cannot withdraw the bid once submitted.
  • Bidding for plots of the same size and EMD are likely to be conducted on the same day.
  • GNIDA will not accept bids below the reserve price or allotment rate. If a plot is within one kilometre of the metro corridor, the reserve price or allotment rate would be increased by 10%.
  • If there are less than three bidders for a plot, the bidding window will be extended by seven days. After two extensions, the plot will be allotted to the highest bidder.
  • Bidding time may be extended by 15 minutes if the auction continues till the last five minutes of the closing time of the event.

Verification of documents

A screening committee is appointed, which will be responsible for scrutinising the technical offers, which involves checking the documents and required details as per the defined process. The decisions by the committee will be final.

E-auction process

The e-auction process is conducted if three or more bidders qualify according to the GNIDA norms. If there are no or less than three eligible bidders, the application submission will be extended by seven days.
