- Links to download the scheme brochure and site layout plan will be available from the application opening date.
- Click on the ‘Apply Now’ link to proceed.
- Choose the ‘Applicant Category’ and ‘payment plan’ from the schemes. After selecting the payment plan, the applicant will be redirected to the sector and area-wise housing options.
- In the next step, select the preferred plot or flat.
- Based on the selection made, the registration amount will be calculated.
- Provide supporting details such as ID proofs, photographs and bank details and submit the application form
- An application registration number will be generated, which must be saved for future reference.
- Complete the online payment process through the payment gateway.
Charges for applying Greater Noida Authority Scheme 2023
According to the official GNIDA website, a processing fee of Rs 5,000 is applicable, which will be a non-refundable amount. Applicants can submit the amount online https://www.investgnida.in/ResidentialApplicationFomForScheme.aspx through net banking or the payment gateway on the website.
The allottee must pay VAT, Service Tax, GST, TDS or other taxes are levied by the government. In case of independent houses, additional location charges are applicable according to policy of GNIDA, which will be included in the reserve price.
- Allotment money: Successful applicants are required to deposit Allotment money, which is 25% of the total premium of the plot (after adjusting EMD/Registration money without interest), within 15 days from the date of the allotment letter.
- Balance payment options:
- Option 1: In case the full payment is made within 60 days from the date of the allotment letter, the applicant will be eligible for a 2% rebate on the bid price.
- Option 2: In case balance 75% of the premium is not paid within 60 days, the remaining amount should be paid within a year from the date of the allotment letter, in four quarterly instalments (of 3 months) at a simple interest rate (currently 10%).
- Mortgage permission fee: A fee of Rs 1,000 must be paid for obtaining mortgage permission and a collateral security of Rs 5,000 should also be submitted.
- Reserve price: The reserve price will be based on the Sector Wise Rate List, as specified in Clause 32.
Payment options for multi-story flat housing scheme
Option 1: Successful applicants have the option to make full payment of the premium of the flat within 90 days from the date of issuing the allotment letter after adjusting the registration money. A rebate of 5% is applicable on the total premium of the multi-storey flat/ four-storey flat.
Option 2: 50% payment must be made within 60 days from the date of issuing the allotment letter and the remaining amount must be paid in two years in four half-yearly installments.
Option 3: 30% of the total premium must be paid within 45 days date of issuing the allotment letter and the remaining 70% amount to be paid in four years in eight half-yearly instalments.
Eligibility for applying Greater Noida Authority Scheme 2023
- The applicant must be an Indian citizen with age 18 years or above
- They should not have been allotted any residential plot or flat under the GNIDA scheme, either in their name or the name of their spouse or minor/dependent children

Greater Noida Group Housing and Commercial Plots Scheme
The Integrated Industrial Township Greater Noida (IITGNL) launched schemes for three group housing plots and two commercial plots. The IITGNL is a township spread over 750 acre near the Bodaki Railway Station in Greater Noida, established under the Delhi-Mumbai Industrial Corridor (DMIC) project.
IITGNL, a joint venture between DMIC and Greater Noida Industrial Development Authority (GNIDA), is being developed as a smart township with the latest infrastructural facilities.

Greater Noida Commercial Plots Scheme 2023
In June 2023, the Greater Noida authority has launched a commercial plot scheme, offering 22 plots with a floor area ratio (FAR) of 4 at a reserve price of Rs 1,100 crore. These plots range from 2,313 to 11,500 square metre (sqm). The last date of registration for the plot scheme is June 19, 2023. The last date for submission of the processing fee is June 22, 2023 and June 26, 2023 for for submission of documents.

Greater Noida Plot Scheme: Bidding and allotment process
For the allotment process, a screening committee is appointed. The committee is responsible for scrutinising the technical offers and checking the documents and required details as per the defined process. The, an e-auction is conducted if three or more bidders qualify according to the GNIDA norms. If there are no or less than three eligible bidders, the application submission will be extended by seven days. After two extensions, the highest bidder will be allotted the plot.
- The Greater Noida Authority typically conducts bidding for plots of the same size and EMD (Earnest Money Deposit) on the same day.
- Bids below the reserve price or allotment rate will not be accepted by the authority.
- Plots within a km of the metro corridor, under Greater Noida Shop/ Kiosk Plot Scheme 2023, will have the reserve price or allotment rate increased by 10%.
- If the auction is ongoing within the last five minutes of the event’s closing time, the authority may extend the bidding time by 15 minutes.
- Withdrawal is not allowed after an applicant submits a bid.
- If the number of bidders for a plot is less than three, the authority may extend the bidding window twice by seven days.
- To ensure a hassle-free process, the applicants should ensure they have a stable internet connection.

Plots in Noida to be allotted through draw of lots, interviews
October 12, 2023: In an urgent meeting held on October 7, 2023, the Noida and Greater Noida authorities discussed the policies for the allotment of industrial plots, according to a TOI report. Plots in Noida and Greater Noida could now be allotted through a draw of lots and interviews instead of an e-auction process.
In Noida, plots in Phases 2 and 3 areas will be allotted through a draw, while plots in Phase 1 will be allotted through e-auction.
Applicants of plots larger than 4,000 sqm are required to participate in an interview. A list of 12 objectives, including financial capacity, proposed investment and technical experience, would be examined. The cut-off has been set at 65% of the criteria.
