The revised jantri rates in Gujarat came into effect from April 15, 2023, a move that would increase the cost of property in the central-west Indian state by up to 20%.
The state government announced a 100% hike in Gujarat ready reckoner rates on February 4, 2023. On February 11, 2023, however, it deferred its decision by nearly two months on the request of sector stakeholders. The increase in the jantri rate (government-determined minimum value of property) was earlier announced to come into effect from February 5, 2023. The state has increased the jantri rates after a gap of 12 years ─ Gujarat last revised the jantri rate in 2011.

What is Jantri Rate?
Jantri rates are the government-calculated minimum rates of land and property in Gujarat below which a property can’t be registered in the government’s records. Also known as the annual statement of rates for stamp duty, Jantri rate is, thus, the same as the more commonly used term – circle rates. In other states, this value is known as ready reckoner rate or collector rate.
The stamp duty and registration charges Gujarat are calculated based on the jantri rate value of the property in Gujarat. The Gujarat state government is responsible for revising the jantri rate periodically and these rates are different for each area in the state.
Jantri rates vary from one place to another and one property to another, depending on the structure type, the infrastructure around it and the maintenance.

How to check Jantri Rate online?
Step 1: Visit the official page of the Gujarat revenue department, https://revenuedepartment.gujarat.gov.in.

Step 2: Click on the ‘Jantri’ option on the right side of the page.
Step 3: Select the district from the map.

Step 4: Provide the required details like taluka, village, land type and survey number to proceed with your jantri rate search. Hit the ‘Show Jantri’ button once you enter all the details.
