Market value Telangana, also known as the ready reckoner rate, guidance value rate or circle rate is the minimum value at which any property can be registered in Telangana. Effective February 1, 2022, there has been a revision in the market value of property in Telangana, in accordance with Telangana Revision of Market Value Guidelines Rules. Market value of property for agricultural lands, open plots and flats, have been increased by 50%, 35% and 25%, respectively. Market value Telangana was earlier revised on July 22, 2021.
With the change in market value of property, people who have booked slots for registration from February 1, 2022 have to come for registration only after paying the difference amount. Also, registrations pending as on February 1, 2022 have to pay the revised charges before proceeding with the registration.

Market value Telangana: How to check non-agriculture property rates?
To check the market value Telangana, go to https://registration.telangana.gov.in/index.htm and click on ‘Market Value Search’.
You will be redirected to https://registration.telangana.gov.in/UnitRateMV/getDistrictList.htm
Search by land value or apartment value by selecting the option.
If you search the market value of property by land value: Enter details including district, mandal and village and click on ‘submit’ and you will get details including ward-block, locality, land value, classification and date from which it is effective. If you want to know door no-wise details-rates click on ‘Get’ button in the last column.
If you search the market value of property by apartment value: Enter details including district, mandal and village and click on ‘submit’ and you will get details including ward-block, locality, apartment value, classification and date from which it is effective. If you want to know door no-wise details-rates of click on ‘Get’ button in the last column.

IGRS Telangana issues market value certificates that provide information on the market value of property. This certificate is very useful for people who are looking at selling their property as this will give them an approximate value that they can expect from the sale.
To get the online form, go to the ‘downloads’ tab on the IGRS Telangana website and select market value from the drop-down box. You will have two options – manual market value form and the online market value form.
To get the manual form click on the Manual Market Value form tab.
Online market value form looks like the form below and can be downloaded from the IGRS Telangana website.
Fill the required details on the form – manual or online. In the online form, to get the market value Telangana certificate, fill details like village, ward no, block no, habitation name, locality, door no, extent, plinth area, nature of use, etc. and submit it to the sub registrar’s office to get the certificate of the market value of property.

Market value Telangana: How to check market value of lands for stamp duty?
You can check the market value Telangana of lands by going to https://dharani.telangana.gov.in/agricultureHomepage and clicking on ‘View market value of lands for stamp duty’.
On the Dharani portal The market value of the specific sub-division of land is shown to help arrive at the stamp duty. Once on the page, enter details like district, mandal, village/city town, survey /sub-division and captcha and click on ‘Fetch’. You will get the result as shown below.
To get a market value assistance certificate, click on ‘download’ and a pdf will be downloaded onto your computer.
