To help property buyers in Punjab, the state government, along with the central government, launched the National Generic Document Registration System (NGDRS) in June 2017, through which users can complete a part of the property registration process online. Through this system, buyers can submit their documents online, get it validated and pay stamp duty in a cashless way. NGDRS Punjab: How to submit deed for registration

Property buyers in Punjab can now upload all the necessary documents online, pay stamp duty through NGDRS Punjab and book appointments online for visiting the sub-registrar’s office. Here is how to do it:

  • Visit the NGDRS Punjab portal and register yourself as a new user.
  • Login using your credentials and fill all the information required in the ‘General Info’ page.
  • Proceed to ‘Property Details & Valuation’, followed by ‘Party Details’ and ‘Witness’.
  • Calculate the stamp duty and confirm the pre-registration summary.
  • Upload all the documents required.
  • Make the stamp duty payment.
  • Book an appointment to visit the SRO for further processing.

Note: Tatkal appointments/slot bookings are also available for the present, as well as next seven days.

NGDRS Punjab: How to do property valuation

For estimating the correct value of your property, it is important to feed in details about the exact location of the property, such as city, type of house, locality, area, etc. The calculator factors in property usage, valuation rules and other measures, such as development zones, construction type and depreciation, to calculate the value of the property.

Here is how to do property valuation on NGDRS Punjab:

  • Visit the NGDRS Punjab portal and register yourself as a new user.
  • Login using your credentials and click on the ‘Property Valuation’ option.
  • Select the financial year, district, taluka, corporation, municipal councils, city, village, location and survey number.
  • Mention the property usage, construction type, age of construction, road vicinity, area, floor, etc.
  • Click on ‘Calculate’. Your valuation report will appear on the screen, which can then be downloaded.
