Why buy a house in Navi Mumbai?
- Planned city: Navi Mumbai is a planned city with each node being self-sufficient in terms of having commercial spaces, residential spaces and all the basic and advanced facilities in place. Saving on travel time with work places present in its nearby nodes, walk to work made possible etc. are some of the biggest advantages in this city owing to the detailed planning.
- Work and business: Navi Mumbai is self-sufficient with a Central Business District (CBD) in Belapur and another one that has been proposed in Kharghar. It also has the Maharashtra Industrial Development Corporation (MIDC) at Airoli. The Dhirubhai Ambani Knowledge City (DAKC) in Kopar Khairane makes that stretch one of the sought after commercial spaces.
- No toll between Mumbai and Vashi: The toll fees at Vashi and Airoli leading to Mumbai for light motor vehicles (LMV) has been waived off from October 15, 2024. A toll of Rs 45 had to be paid each way to enter and exit Mumbai at these booths. These two toll booths are part of the 5 toll booths whose toll has been waived off. This toll waiver will be beneficial to over 2.8 lakh LMV.
- Infrastructure: There are a number of infrastructure projects that are operational or under-construction mode, which will further enable convenience in this sector.
Local Harbour train
Navi Mumbai is connected by the Harbour Railway network from Panvel to Vashi – going up to Chhatrapati Shivaji Maharaj Terminus, Panvel to Goregaon and by the Trans Harbour Railway network from Panvel to Thane- thus connecting harbour network to both western and central railway. There is also a train network from Kharkopar to Nerul that connects Ulwe to the other Navi Mumbai Nodes.
Navi Mumbai Metro
Started in November 2023, the phase-1 of the Navi Mumbai Metro Line 1 is operational now that connects Belapur to Pendhar. Navi Mumbai Metro Lines 2, 3 and 4 are in the draft plan stage.
Mumbai Trans Harbour Link
The longest sea link in India and the 12th longest sea link in the world, this connects Navi Mumbai to Mumbai in 20 minutes.
New Vashi Creek Bridge
To be expanded to 12 lanes from the current 6 lane capacity, the project will help in reducing traffic led congestion on the Sion Panvel Highway and make travel between Mumbai and Navi Mumbai easier. The Vashi Creek Bridge towards Vashi opened to the public in October 2024. The bridge towards Sion will take some more time, mentioned officials.
Mumbai Pune Expressway
This is India’s first intercity expressway and with it travel time between Mumbai and Pune is two and half hours. With the missing link project expected to open by June 2025, another 30 minutes of travel time between the two cities will be reduced.
JNPA SEZ
Jawaharlal Nehru Port Authority (JNPA) Special Economic Zone (SEZ) was established in 2020 under the Sagarmala Vision. Over 15 km from Navi Mumbai, there are three villages and a township within the catchment area.
Navi Mumbai International Airport
Located in Panvel, the Navi Mumbai International Airport was proposed to decongest the current T1 and T2 Chhatrapati Shivaji Maharaj International Airport. With the trail landing taking place at the NMIA on October 11,2024, the commercial operations are believed to start by March 2025 from this airport to be named as DB Patil Navi Mumbai International Airport.
Kharghar Coastal Road
Spanning 9.67 km, this project will connect Kharghar to Belapur. This project is constructed to provide easy access to the NMIA and tenders have been called for its construction in September 2024.
Samruddhi Mahamarg
Having a total of three phases with two phases open to the public, the third phase from Amane (Thane) to Igatpuri which is 76 km is expected to be open for the public by the year’s end. When fully operational, travel time between Mumbai and Nagpur will be around eight hours as opposed to the 15 hours that it would otherwise take.
Virar Alibaug Corridor
This 126 km long corridor will connect Raigad, Thane and Palghar and is expected to be completed by 2030.
What properties do you find mostly in Navi Mumbai?
Being a planned and a relatively recent development, Navi Mumbai has large pieces of land still available and new projects are being constructed to cater to the rising demand. Industry reports mention that with the majority working class here, most projects in the city are 1, 2 and 3 BHK. While initially Navi Mumbai had standalone buildings, nowadays most projects that are coming up here are gated communities. Larger configurations such as 4 and 5 BHK and even villas are mostly available in the outskirts and fall in the less preferred category. However, there are some row houses in the city, mostly in Vashi, Nerul and Kharghar, which are old developments. There are also duplexes in the city in very few projects that are also old construction. Reports mention that villas were being planned in Seawoods Darave but couldn’t take off owing to lower demand.
People looking at affordable houses can also buy subsidised houses in Navi Mumbai by participating in the Cidco Lottery that is being launched by the City And Industrial Development Corporation Of Maharashtra Ltd. The Cidco Lottery 2024 has been announced under which 26,502 affordable flats are up for sale for the EWS and LIG category under the Pradhan Mantri Awas Yojana (PMAY). The lottery started on October 12, 2024.

#4 Nerul
One of the largest nodes in Navi Mumbai, Nerul has a mix of row houses, G+3 buildings and tall buildings. Nerul is well-connected to other nodes of Navi Mumbai and Mumbai. Nerul has good healthcare facilities such as Maasaheb Meenatai Thackeray Hospital, Terna Hospital and excellent schools such as Delhi Public School, Apeejay School, DAV Public School etc. Infrastructure wise Nerul has a Water Taxi depot built by Cidco for easy travel to Mumbai. The project was inaugurated in 2022 but it didn’t take off as expected. Nerul also is home to the DY Patil Sports Stadium which has hosted an array of events including the 2022 FIFA U-17 Women’s World Cup. In January 2025, the stadium will host concerts by Coldplay, a British Rock Band on 18, 19 and 21. Owing to this concert happening, the rental rates in Nerul and adjacent areas have gone up significantly, especially in all the nearby 5 star hotels and apartments rented out for holidays.

#5 Seawoods Darave
One of the most promising places in Navi Mumbai, Seawoods Darave is home India’s first transit oriented development with the Railway Station, offices, residential and a mall all operating from the same big complex. Once the Navi Mumbai International Airport starts operations, this is expected to become terminus with respect to rail connectivity. #11 UlweÂ
At the cusp of real estate development, Ulwe was not initially as successful as it was positioned to be.
