January 15, 2024: The Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has revised the process for filing, scrutiny and hearing by homebuyers and promoters, mentioned media reports. Homebuyers and promoters will now have access to all complaints filed with the authority and can choose an adjudicating officer or conciliation forum for the ones they file and re-edit before submitting.
As cited in reports, an official said, as per the revised SOP, the allottee should first create their profile under the complaint section of the RERA website http://www.up-rera.in and provide their details such as email ID and mobile number. The same email address and mobile number will be used for all future updates, including the dates of hearing during the entire lifecycle of the complaint.
The complainant has the option to preview and edit after filing the complaint form. They must deposit the requisite fee of Rs 1,000 and submit the complaint. They must upload the authorisation letter of the authorised person or the vakalatnama of the advocate, as the case may be.
During the process, the complainant must enclose copies of the documents, such as the allotment letter, the agreement for sale (BBA), the copies of the payment receipts, etc., in PDF format. According to officials, these arrangements are intended to facilitate early listing and disposal of complaints.
After this, the complainant must download the complaint and attached documents and submit a self-attested hard copy of the same in the office of UP RERA at Lucknow or NCR, as the case may be.
