389 Mumbai buildings get extra FSI for redevelopment  

 The Maha government has made changes to the existing rules so that redevelopment of MHADA buildings is possible and feasible for developers.

In a move that will make redevelopment more appealing for developers in the state, the Maharashtra government has increased the floor space index for 389 dilapidated Mumbai MHADA buildings.

Making an announcement in this regard in the State Assembly on December 30, 2022, Maharashtra chief minister Eknath Shinde said these buildings will be redeveloped under Section 33(7) of the Development Control Regulation by providing floor space index (FSI) of 3. They can otherwise be provided additional incentive FSI of minimum 78% as made applicable to Prime Minister’s Grant Project (PMGP) buildings in south Mumbai earlier.

The Maharashtra government has made changes to the existing rules so that redevelopment of MHADA buildings is possible and feasible for developers. With higher FSI, property owners with units of 160-225 sq ft will now get units of approximately 400 sqft area.

These 389 MHADA buildings didn’t qualify for redevelopment in the past since they have been redeveloped by MHADA.

“A sub section in Rule 33 of development control regulations has been added so that the redevelopment can take place, which will help more than 1.5 lakh people living in 30,000 units in these 389 MHADA buildings,” Shinde told the Assembly.
