The proposed metro expansion aims to connect the eastern and southern parts of the city.

The Bangalore Metro network, known as Namma Metro, is the second longest operational metro network in India. It connects various parts of the city. The Bangalore Metro project is being developed and implemented in phases by the Bengaluru Metro Rail Corporation Limited (BMRCL). With the Bangalore Metro Phase 4 project, the BMRCL aims to boost the connectivity in the suburbs of the city.

Bangalore Metro Phase 4: Route

The Namma Metro Phase 4 proposes to add lines, spanning 129 km, to the existing metro network in Bangalore.

This expansion aims to connect the eastern and southern parts of the city through a new semi-circular route, connecting the Purple and Green lines in four directions – Bidadi (Mysuru Road), Harohalli (Kanakapura Road), Attibele (Hosur Road) and Kunigal Cross (Tumakuru Road near Nelamangala).

The proposed semicircular metro line will connect areas, such as Jigani, Anekal, Attibele, Sarjapur and Varthur.

Bangalore Metro Phase 4: Feasibility and financial support

According to media reports, the BMRCL has sought funds from the state government to conduct a feasibility study on the proposed metro lines under Namma Metro Phase 4. The study will offer clarity on the necessity of the project, assessing traffic projections and financial viability.

Bangalore Metro Phase 4: Challenges

The plans for the proposed metro lines under Namma Metro Phase 4 deviate from the Comprehensive Mobility Plan (CMP) drafted in 2020. The proposed metro lines extend beyond the Bruhat Bengaluru Mahanagara Palike (BBMP) limits into areas defined by fragmented growth.

According to media reports, the 129-km Namma Metro Phase 4 corridor, not aligning with the CMP, may be rejected by the centre. Rail enthusiast, Sanjeev Dyamannavar, has raised queries regarding the need for metro extensions to satellite towns, considering the higher cost and primary design for intra-city travel, diverging from the conventional infrastructure plans, according to a News18 report.

Bangalore Metro Phase 4: Real estate impact

Besides enhancing connectivity, the proposed metro lines under the Bangalore Metro Phase 4 will result in real estate growth along the corridor. Key localities in south and east Bangalore, including Bidadi, Harohalli, Attibele, Kunigal Cross, Sarjapur and Varthur, are expected to witness significant demand for commercial properties. Enhanced connectivity and improved urban infrastructure would boost the residential property segment, attracting home buyers to these areas.

The presence of an upcoming metro project in a locality has a significant impact on the property market, increasing property prices. As seen in the previous metro phases, these localities are expected to see a rise in property values with the upcoming Namma Metro Phase 4 project.
