How has construction of Bangalore Metro Phase 3 impacted realty?

Bangalore Metro is steadily improving and proves to be the lifeline for commuters in the city. The introduction and construction of new lines of the metro have left a positive impact on the real estate sector of the city. The total length of Phase 3 will be 79 km and 69 stations on this line. The starting date for construction is expected to be 2025 and the completion date is 2030. Bangalore Metro Phase 3: Route

The Bangalore Metro Phase 3 will be divided into two further phases 3A and 3B.

Phase 3A

There will be two lines in Phase 3A covering a total distance of 43 km. These lines will have 40 stations. The lines planned in Phase 3A include JP Nagar’s 4th Phase to Hebbal. These lines will cover a total stretch of 31 km. This line will connect JP Nagar Phase 4 to Kempapura in Hebbal. This line will also be known as the Orange Line. The next line will connect Hosahalli to Kadabegere, which will also be known as the Dark Line as named by BMRCL. This line will cover a total distance of 12.6 km. The track for this line will be completely elevated.

Phase 3B

Phase 3B will have the development of one new line. This will connect Sarjapur to Hebbal and will be known as the Red Line of Bangalore Metro. This line will cover a distance of nearly 36 km. The 36 km stretch would be divided into a 17 km underground stretch and a 19 km elevated stretch. There will be 14 underground stations and 15 elevated stations. A total of 29 stations would be developed under this Phase. 

 

Bangalore Metro Phase 3: Impact on realty

The planned routes of Phase 3 will impact and boost the real estate sector of Bangalore. This Phase will connect several commercial and industrial zones to many residential areas in Bangalore. The connectivity and the vast number of stations will result in the increased demand for investments. With increased connectivity and better infrastructure of the city, there will be increased demand for residential spaces leading to an increased demand for commercial and other institutions. There are several employment hubs connected to this phase including Hebbal, Sarjapur, and JP Nagar.
