To provide an alternative route for connecting the Noida region with western Delhi via south Delhi, the Delhi Metro Rail Corporation (DMRC) planned the Magenta line metro route between Botanical Garden in Noida and Janakpuri in Delhi. Both of these stations were already connected via the Delhi Metro Blue Line. As a result, the Magenta Line metro route took over the excessive load from the Blue Line route by providing a faster way of getting across the NCR, without crossing central Delhi and the congested nodes of Rajiv Chowk and Mandi House.
The DMRC has completed the structural work for a four-kilometre-long viaduct from Majlis Park to Bhalswa Metro stations. The section is part of the 29-km Janakpuri West to RK Ashram Marg corridor under Delhi Metro’s Phase 4. The corridor is an extension of the Magenta Line and is expected to be operational by March 2026. The earlier deadline for the completion of this section is September 2025. A total of 22 new stops will be added to the line after Janakpuri West.
The proposed Section-142 to Botanical Garden Metro Section, spanning 11.56 km, will provide direct connectivity to the Delhi Airport Terminal 1 through the Magenta Line metro route. The Noida Metro Rail Corporation (NMRC) on December 27, 2023, gave approval for the Detailed Project Report (DPR) for the proposed Section-142 to Botanical Garden Metro Section, according to media reports.

Magenta Line Metro route: Real estate impact
Enhanced connectivity
The Magenta Line connects two distant nodes of the national capital region, which were already connected earlier via the Blue Line Delhi Metro. However, the Magenta Line follows a different route, via posh pockets of south Delhi, such as Panchsheel Park, Greater Kailash, Hauz Khas and so on. While the prices are already on the higher end and the supply is mostly saturated with bungalows and kothis giving way to independent floors, the Magenta Line basically gave a push to connectivity in its neighbouring areas, which gets spillover demand from these localities. Once extended towards RK Ashram, north Delhi will have better connectivity to the western region, which is mostly untouched, so far.

Increase in real estate developments
The Delhi Metro Magenta Line provides metro connectivity to key areas in West Delhi, South Delhi and East Delhi. Owing to the upcoming infrastructure and enhanced connectivity, these localities have been witnessing increased demand for properties. South Delhi areas such as Hauz Khas, Greater Kailash and other localities such as Vasant Vihar, Kalkaji Mandir and Okhla NSIC have seen an increase in demand for residential and commercial properties. Moreover, towards the east, Kalindi Kunj and Botanical Garden have also seen a significant jump in property demand.
Increase in property rates
Property prices along the Delhi Metro Magenta Line corridor have increased significantly over the years compared to other lesser accessible areas. The presence of metro connectivity attracts more homebuyers and investors, which has resulted in price appreciation.
Commercial development and availability of amenities
Commercial spaces and social amenities have developed along the Magenta Line corridor. This has ensured better quality of life for the residents.
High rental demand
The demand for rented properties is comparatively higher in areas close to the metro station as tenants prefer the localities owing to the easy commuting. This allows opportunities for property owners to earn steady rental income.
