Property tax is one the biggest revenue for Pune. This is used to maintain and improve the infrastructure and other facilities in the city.
What is PMC Property Tax?
All property owners with commercial, residential or industrial property or vacant land in the jurisdiction of the Pune Municipal Corporation (PMC) have to pay the PMC a property tax. Payment failure may lead to penalties and strict legal actions.
Note that charitable institutions and religious places are exempted from the Pune property tax. Freedom fighters and their families, ex-servicemen and women receive a 50% concession on property tax, based on certain conditions. Also, property owners in PMC with self-occupation can avail a 40% rebate on property tax .
How to pay Pune Property Tax online?
- Log on to https://propertytax.punecorporation.org/
- Click on your preferred mode of payment.
- You will be directed to another page. Fill in the required details.
- You will see your property and dues details on the screen. Click on ‘pay online’.
- You will be directed to a payment page as per the selected mode.
PMC Property Tax 2024: How to get a receipt?
Pune property taxpayers can go to https://propertytax.punecorporation.org/Prop_DuesDetails.aspx, enter the required details and click on Submit. You will see the Pune property tax receipt for download/print.
How to pay Pune Property Tax offline?
- You can pay the property tax in Pune offline in cash, cheque or demand draft. The cheque/demand draft should be in favour of The Assessor and Collector of Tax, PMC, Pune.
- Visit any of the 30 PMC ward offices to pay the PMC property tax 2024 offline.
- You can also visit the citizen’s facilitation centre under the PMC.
- PMC property tax can be paid in authorised banks, including Cosmos, HDFC Bank, ICICI Bank and Bank of Maharashtra.
- Self-pay Pune property tax payment kiosks are present across the city.
PMC Property Tax 2024: How to calculate?
PMC Property Tax can be calculated using the capital value system.
Pune Property Tax = Capital value X Rate of tax
Capital value = Base value X Built-up area X Use category X type of building X age factor X Floor factor
Note that there is a difference in the capital value for rented, let-out and self-occupied properties. You can find an approximate value of the Pune property tax to be paid by using the online tax calculator on the PMC portal.
PMC Property Tax 2024: Last date for payment of Pune Property Tax
- Property tax payment is divided into two schedules.
- For the April-September period, property tax must be paid before May 31. For FY24-25, the last date to pay the property tax has been extended till June 15.
- In case of a delay, a penalty of 2% per month is levied on the property owner from June 1.
- For the October-March period, property tax must be paid before December 31.
- In case of a delay, a penalty of 2% per month is levied on the property owner from January 1.
PMC Property Tax 2024: Rebates
- Property owners with an annual value of up to Rs 25,000 receive a 10% discount on PMC property tax.
- Property owners with an annual value of more than Rs 25,000 receive a 5% discount on PMC property tax.
- Residential properties that have implemented any two of the three projects vermiculture, solar panel and rain-water harvesting – get a 10% discount on Pune property tax.
- Residential properties that have implemented any one of the three projects vermiculture, solar panel and rain-water harvesting – get a 5% discount on Pune property tax.
- Pune citizens can receive tax benefits by applying at the respective ward offices. Citizens have to write an application on plain paper and submit it along with photographs of the solar system installed.
- Note that PMC gives capital subsidy for installation of solar water heating systems to registered institutions and commercial establishments.
PMC Property Tax 2024: Updating property details
Property details can be updated by submitting an application at the Pune Municipal Corporation office or through the official website. The following documents are required for the update:
- Property ownership documents
- Building plan
- Occupation certificate
The PMC will verify the details and update property details, based on which the new property tax will be calculated.
PMC property tax 2024: Self-assessment
Before paying the Pune property tax, you have to register your property with the PMC.
Click on ‘self-assessment’ on the Pune property tax page and fill in the required details. Click on ‘get OTP’ and verify.
An area inspector will visit your property and take the required measurements after which the PMC property tax will be levied.
PMC Property tax: No-dues certificate
Click on ‘Get NOC’ on the PMC property tax page. Fill in the required details.
The NOC will be provided for download/print.
Proof of self-occupancy is a must for availing 40% rebate: PMC
Pune property owners wanting to avail the 40% rebate offered by PMC have to submit proof of self-occupancy. All owners registered with PMC from April 1, 2019 have to submit form PT-3 along with proof of self-occupancy and Rs 25 fees to nearest ward officer or tax inspector by August 15, 2024. Failure to do will result in owner paying complete property tax with no rebate granted. No further extension will be given to people.

PMC extends property tax payment deadline to June 15
The PMC has extended the deadline for paying property tax for FY24-25 to June 15. The last date to avail the 10% and 5% rebate on Pune Property Tax for FY24-25 was May 31, 2024. This has been done to provide concession to property owners who were unable to pay the property tax on time and avail the discount as they were facing technical glitches. The PMC will also keep its facility centres open till June 15 from 9 AM to 9 PM including Saturday, Sunday and public holidays.

PMC launches property tax rebate survey
The PMC has launched the property tax rebate survey in Hingane, Vadgaon and Dhayari areas in Pune city to know why people have not yet availed of the 40% rebate. Data from 1,100 properties has already been collected. Although the PMC had identified over 2, 64,000 property owners eligible to avail the discount, over 1, 90,000 residents have not availed of this offer.

PMC to auction properties with unpaid property tax on February 5, 2024
With a total outstanding of over Rs 16 crore, the PMC is going to auction properties who have defaulted on paying property tax with arrears. The auction will be held on February 5, 2024 between 12-3 PM at the Bharat Ratna Dr. Babasaheb Ambedkar Auditorium, Room No. 215, Municipal Head Office Building Lashwajinagar, Pune 411005.
To participate in the auction, interested people can visit https://pmc.gov.in/mr/auction-of-arrears-of-income-through-the-Income-tax-department . People who pay the property tax with arrears before the auction can unregister their property from the auction.
