To provide affordable housing options to the citizens across urban areas in Tamil Nadu, the Chennai City Improvement Trust was re-established as the Tamil Nadu Housing Board (TNHB) in 1961. The Tamil Nadu Housing Board website can be reached at https://www.tnhb.tn.gov.in/ .

The Tamil Nadu Housing Board is now responsible for creating housing stock in urban areas, to cater to the residential demand in the state. The TNHB is under the control of the Urban Development Department, which has already developed a number of townships in Chennai.

The Tamil Nadu Housing Board comes out with government housing schemes, to offer plots for commercial or residential use, for building educational institutions, or for other basic amenities. The pricing is based on the locality and the target income group that will benefit under the TNHB scheme. TN housing board that can be accessed on tnhb.tn.gov.in is also responsible for reserving land for housing government employees. Tamil Nadu housing board also creates housing options under the Pradhan Mantri Awas Yojana and offers subsidies to make home loans affordable. Interested parties can apply for the TN housing board housing schemes, when announced and within the stipulated time.

Tamil Nadu Housing Board: Petition box

Around 16 petition boxes have been placed across the Tamil Nadu Housing Board (TNHB) for beneficiaries. Using this, beneficiaries can apply for sale deeds for their TNHB housing units. The boxes will be available from June 3, 2023 to June 30, 2023. Applicants have to drop applications, documents and contact details which will be forwarded to a special cell in Chennai.  Alternatively, applicants can also mail their applications to [email protected] between June 3 and June 20, 2023.

Tamil Nadu Housing Board: Responsibilities

Tamil Nadu Housing Board is responsible for constructing quality housing options in the state using modern techniques and provides shelter to the people under Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG) and Higher Income Group (HIG), at costs affordable by people of these strata.

TNHB develops self-contained neighbourhoods and offers housing schemes in Tamil Nadu to cater to the shelter needs of various income groups of the society.

Tamil Nadu Housing Board Allotment: Procedure

TNHB invites applications from the general public and allots residential units. To get the application Tamil Nadu Housing board forms for the various schemes, one may approach the respective TNHB City Division/Mofussil Unit in person or by making a payment of the prescribed fee and obtaining the form by post. Once the application form is filled and registered, a lucky draw takes place and the Tamil Nadu housing board allotment list is made ready.

Tamil Nadu Housing Board: Payment modes

In case you make it to the Tamil Nadu housing board allotment list, you can make payment through three modes. Some TNHB schemes make it clear on what payment option is preferred by them at the time of advertisement.

Three available payment modes/schemes in case of Tamil Nadu housing board allotment are-

  • Self-finance Basis: In this mode, an allottee has to pay TNHB the entire cost of the building in a phased manner before project is completed and handed over.
  • Hire Purchase Basis: In this mode, an allottee has to pay around 40% of the total project cost as the Initial Deposit. This has to be paid within 21 days from the date of receiving the allotment order. The allottee has to pay the balance amount as EMI within 5 to 14 years.
  • Outright Purchase Basis: In this mode, an allottee has to pay the total cost of the unit within 30 days from the date of receiving the allotment order.

Tamil Nadu Housing Board schemes: Eligibility criteria

If you are planning to apply for housing schemes in Tamil Nadu through the TNHB’s   tnhb.tn.gov.in, you should meet the following eligibility criteria:

  • The applicant must be 21 years old.
  • The applicant must be a native of Tamil Nadu.
  • The applicant must not own property or plots through any other state government housing schemes.
  • The applicant must be salaried, to qualify for an income category.

Tamil Nadu Housing Board: Ongoing schemes

TNHB J.J. Nagar Division scheme

General public can apply for the TNHB J.J. Nagar division scheme from Dec 30,2021 to March 31,2022 for flats in Nolambur Phase-1, Ambattur (DUNLOP), Ambattur Ph-I & II, Mugappair Eri scheme, Thirumullaivoyal and J.J. Nagar (east) and plots in J.J.Nagar (west) schemes at first come first serve basis. Note that this scheme is allowed under outright purchase and the allottee is expected to pay the total cost of the unit within 30 days from the date of receiving the allotment order.

TNHB Hosur housing unit scheme

General public can apply for buying the unsold flats under Hosur Housing unit’s already implemented schemes from December 28, 2021 under first cum first serve basis system. Flats are available in the LIG, EWS, HIG-II and MIG categories.  Note that this scheme also follows outright purchase mode.

TNHB Erode housing unit scheme

General public can apply for the TNHB Erode housing unit scheme from Dec 20,2021 to March 31,2022 for allotment of plots/ houses/flats under first come first serve basis. Note that in this, allotees have to adhere to hire purchase/outright purchase mode of payment.

TNHB Coimbatore housing unit scheme

General public can apply for the TNHB Coimbatore housing unit scheme from November 30,2021 to March 31,2022 for construction of HIG and MIG flats under Self Finance scheme allotted through first cum first served basis system.

TNHB Besant Nagar division scheme

General public can apply for buying the remaining vacant flats in 904-LIG flats at Shollinganallur Phase-III scheme, 117-hig flats at Shollinganallur phase-II scheme, 32-mig flats at Shollinganallur phase-II scheme, 1500-msb flats at Shollinganallur phase-II under the under Besant Nagar division from November 18, 2021 under first cum first serve basis system.  This will also be under the outright purchase mode.
