DDA opens online registration for 5,600 flats

Applicants or their family members who own a flat or plot of land in Delhi can also apply.

July 12, 2023: The Delhi Development Authority (DDA) opened the online registration for the Phase IV of its online First-Come, First-Served (FCFS) housing scheme on June 30 and flat booking started on July 10, 2023.

The scheme, offering over 5,600 flats, will allow buyers to book a flat in the locality and floor of their choice by paying a token booking amount. The scheme will be open to the public at 5 pm. The prices of these housing units range from Rs 13 lakh to Rs 2.4 crore, depending on their category and location. The flats are in areas of southeast Delhi’s Jasola, northwest Delhi’s Narela, Siraspur, and Rohini, west Delhi’s Lok Nayak Puram, Dwarka in southwest Delhi.

Under this housing scheme, the DDA will allow individuals to apply for flats even if they or their family members already own a flat or plot of land in Delhi. However, the flat or plot size owned by them should not exceed 67 square metre.

There is an unsold inventory of around 13,000 flats, of which around 5,600 are being put up for sale from June 30, 2023.

Over 1,000 flats have been booked so far across locations. All the 50 units of 2BHK flats offered in Dwarka were sold out within a few hours, according to media reports. Over 300 flats were booked at Rohini and over 200 flats at Narela, located in sectors A1 to A4 and Pocket 1B, have been sold out.

 

First-Come, First-Serve (FCFS) housing scheme details

According to an official statement, around 5,000 flats across various categories will be offered under the housing scheme initially and more flats will be added as per demand.

There are 41 such units of 3BHK configuration for sale in Jasola with a total area of 162-177 square metre (sqm). The cost of each flat is around Rs 2.1-2.2 crore.

In Dwarka, there were 50 units of 2BHK flats of 120 sqm with price of Rs 1.2-1.3 crore each. Lok Nayak Puram will have 140 units of 1BHK flats in the lower income group (LIG) category measuring around 40 sqm with a cost of about Rs 27 lakh.Siraspur will offer 125 units of 1BHK LIG flats of around 35 sqm with a cost of around Rs 17 lakh each. There are 1,700 units of 1BHK flats available for auction in Rohini that measure around 33 sqm and will cost Rs 14 lakh each.

Jasola is the only location where HIG flats will be offered. Narela has the maximum number of LIG and MIG flats. There are 3,400 units of 1BHK flats of 35-50 sqm costing around Rs 10-22 lakh. Another 150 units of 2BHK flats of 110sqm and will have a price of around Rs one crore.

According to the authority, it was the first time that the DDA was offering MIG flats in Dwarka and Narela and HIG flats in Jasola, apart from LIG and EWS flats in Rohini, Narela, Siraspur and Loknayakpuram under the FCFS housing scheme.

More than 900 flats will be available for sale in Narela in the economically weaker section (EWS) bracket. The buyers will have time of four to five days to view sample flats and check the floor size, location, amenities, views and connectivity options.

 

First-Come, First-Serve (FCFS) housing scheme: Flat prices

The prices of DDA flats will be based on the unit size and the location. Flats in Dwarka Sector 19B will be costlier than those located in Narela.

According to DDA officials, prices of the high-income group (HIG) flats is in the range of Rs 2.1 crore to Rs 2.2 crore. The prices of middle-income group (MIG) flats will be between Rs 1.05 crore to Rs 1.45 crore.

The prices for LIG and EWS units will be fixed in accordance with the Special Housing Scheme of 2021.

The price of flats for the EWS units is expected to range from Rs 10 lakh to Rs 13 lakh. For LIG flats in Siraspur, Rohini and Lok Nayak Puram, the price will be in the range of Rs 17 lakh to Rs 27 lakh.

DDA flat booking amount

The booking amount for EWS flats would be Rs 10,000 plus and 18% GST, while for LIG units the amount is expected to be Rs one lakh. For MIG and HIG apartments, the booking amount is likely to be Rs 4 lakh and Rs 10 lakh.

 

DDA to allow merging two flats in first-come-first-serve scheme

The DDA has said it would allow the merging of two flats offered under the FCFS scheme. According to officials, this facility will give applicants the flexibility to modify and increase living areas in the flats allotted to them. If one has purchased two adjacent flats on offer in this scheme of FCFS Phase IV, they have the liberty of amalgamating the two flats by opening a common door through the common wall between them, subject to necessary structural approvals from the authority, a DDA spokesperson said.

 

How to apply for the DDA Housing Scheme 2023?

  • Interested applicants can visit the DDA official portal http://www.dda.gov.in/ and click on the link provided for first-come-first-serve housing scheme.
  • Provide the relevant details, as requested
  • Choose the DDA flat that will be blocked for half an hour when booking amount payment is completed. The payment of the booking amount through online mode.

For the first time, the DDA will issue online system-generated demand letters immediately after payment of the booking amount is confirmed, officials said. The remaining payment must be made within three months. Bank loans are easily available on these flats.

 

DDA provides resolution for residents of Signature View Apartments

The approval to launch the housing scheme was granted at a meeting of the DDA, chaired by Delhi Lieutenant Governor V K Saxena, who is also DDA’s chairman. The authority has also approved two options for the allottees/residents/owners of Signature View Apartments at Mukherjee Nagar – a direct buyback of the flats or a newly built flat (reconstruction of the flats) in the same location with the same specifications. The DDA has agreed to pay back the full cost of the flat as paid by allottees, along with interest and stamp duty at the time of registration. If the residents opt for newly built flats, the facilitation amount towards rent would also be paid during the construction till the time the offer letter is issued to all the allottees/ owners.

The residents had complained of the poor quality of the houses and the buildings were declared structurally unsafe after a study by IIT-Delhi in 2021-22.
